Quick answers

Short answers to frequent questions, with links to more detail.

Atlanta

Is East Atlanta on DeKalb County sewer?

It is in DeKalb County, but inside the City of Atlanta, so its public sewer is generally the city’s.

Who pays when roots break my lateral?

Private lateral repairs usually fall to the owner, and coverage depends on your policy. Ask your plumber to document what they find.

Can old creek flooding happen again?

Yes. Low land near Peachtree, Nancy and Utoy creeks flooded in 2009, and a flood map shows mapped risk for your lot.

Brookhaven

Who runs the public sewer in Brookhaven?

For most addresses, DeKalb County's Department of Watershed Management. Some Historic Brookhaven streets lie inside the City of Atlanta and may be on the city's system.

Is my Brookhaven house on the City of Atlanta sewer system?

Usually not. Brookhaven is a separate city in DeKalb County. A contractor can tell from the main and manholes, and the utilities can confirm.

What is DeKalb County's sewer consent decree?

A federal agreement from 2010–2011 requiring the county to find and fix the causes of sewage overflows in its public system. It does not cover private laterals.

Could my Brookhaven ranch have Orangeburg pipe?

Houses from the 1950s to the 1970s sometimes do. A camera inspection identifies it, and deformed fibre pipe is usually replaced.

Why does my split-level's lower floor back up first?

Its fixtures are the lowest in the house. When the lateral blocks, wastewater rises until it reaches them. A failed ejector pump can also be the cause.

Can roots be kept out without removing my trees?

Yes. Lining round clay pipe or replacing deformed sections removes the openings roots use, and the trees can stay.

Should I inspect the sewer before buying a mid-century house here?

Yes. Renovations often leave the original lateral in place, and only a camera shows its material and condition.

Who repairs a shared townhome sewer line?

Often the association, if the line is a common element. Check your community's rules before arranging work.

Which permit office handles sewer work in Brookhaven?

Building and plumbing permits follow the city your property is in, so most Brookhaven addresses go through the City of Brookhaven. The contractor normally pulls the permit and can confirm which office applies.

Why does my Brookhaven sewer line run behind the house?

Many lots slope toward creek corridors where public sewers run in easements, so gravity carries the lateral downhill to them rather than up to the street.

Is a sag in a mid-century sewer line common?

Fairly common on long or sloping runs, especially where the line was laid in loosely compacted fill. Standing water on camera marks the spot, and it is fixed by digging and re-bedding the pipe.

Buckhead

Who runs the public sewer in Buckhead?

Buckhead has been part of the City of Atlanta since 1952, so the public sewer is run by the city's Department of Watershed Management. The private lateral is generally the owner's responsibility.

Why does my Buckhead sewer line run behind the house?

Many Buckhead lots slope toward creek valleys where public sewers run in easements. Gravity carries the lateral downhill to them rather than up to the street.

Why are long laterals more prone to problems?

Long laterals have more joints for roots to enter, pass more trees and have more chances to develop sags along the way.

Can a long sewer line be repaired without digging across the yard?

Often. Lining can treat a long run from access points at each end, and a sag can usually be fixed with a single dig at the low point.

My basement bathroom backs up but the rest of the house is fine. Why?

It may be the lowest drain on a partly blocked lateral, or an ejector pump may have failed. A contractor can check both.

Does my house need a backwater valve?

Houses with fixtures below the street or sewer connection may benefit from one. A contractor can tell you whether your layout suits it.

My new house has sewer problems. How?

The new plumbing may connect to an older section or connection near the street or easement. A camera inspection to the main usually finds it.

Do I need 811 before a sewer repair on a large lot?

The contractor normally contacts Georgia 811 for public utilities. Private systems like irrigation and lighting must be pointed out separately.

Who repairs a sewer line shared by several Buckhead townhomes?

Shared building sewers and common laterals are often the association's responsibility. Check your community's rules; a contractor can diagnose the problem, but the association may need to arrange the repair.

Could my post-war Buckhead ranch have Orangeburg pipe?

Houses from the 1950s to the 1970s sometimes do. A camera inspection identifies it, and deformed fibre pipe is usually replaced rather than lined.

East Atlanta

Who runs the sewer in East Atlanta?

East Atlanta is inside the City of Atlanta, so the public sewer is run by the city's Department of Watershed Management. The private lateral is generally the owner's responsibility.

How do I know if my house has Orangeburg pipe?

A camera inspection identifies it. Houses built from the late 1940s to the 1970s are the most likely to have it.

Can Orangeburg pipe be lined?

Usually not once it has deformed, because a liner takes the shape of the old pipe. Replacement, often by pipe bursting, is the common answer.

Why have my drains slowed gradually over months?

Gradual slowing can come from roots growing at joints or from fibre pipe slowly deforming. A camera inspection shows which.

Is East Atlanta in the DeKalb County sewer system?

No. Although it is in DeKalb County, East Atlanta is inside the City of Atlanta and on the city's sewer system. Some nearby unincorporated areas are on the county's.

My house is on a slab. Can the sewer still be inspected?

Yes, usually from an exterior cleanout or a fixture opening. The camera shows whether the problem is under the house or in the yard.

Do restaurants in East Atlanta Village affect my sewer?

Grease from commercial kitchens can contribute to blockages in public mains. If several neighbours back up together, report it to the city.

Should I inspect the sewer before buying a post-war house here?

Yes. A camera inspection shows whether the lateral is fibre pipe and what condition it is in.

If my neighbour found fibre pipe, will my house have it too?

Post-war houses on the same street were often built at the same time with the same materials, so it is a reasonable clue. Only a camera inspection of your own line confirms it.

How long does a fibre sewer line last?

Under good conditions it can last decades, but it is known to deform with age and some lines have failed far sooner. Its current shape on camera matters more than its age.

Grant Park

Who is responsible for sewer lines in Grant Park?

The City of Atlanta's Department of Watershed Management runs the public sewer. The private lateral from the house to the public sewer is generally the property owner's responsibility.

Why do Grant Park houses have so many sewer problems?

Most were built between the 1880s and early 1900s with clay laterals, under large trees. Roots, cracked joints and settled sections are common after more than a century.

Did the city's sewer projects replace my lateral?

No. Atlanta's consent decree work separated and rebuilt parts of the public system. Private laterals were not part of it.

My cottage has no outdoor cleanout. What happens?

Access may be through the crawl space, a roof vent or a toilet. Many contractors suggest adding an exterior cleanout during any repair.

Can a sewer line be fixed without removing my front steps?

Often. Lining or pipe bursting work from small pits that can be placed away from steps, walks and walls.

Why does my sewer back up only in heavy rain?

Rain can enter old pipes through cracks and connections, or the public system may be under strain. A camera inspection and a report to the city help sort out which.

Is a sewer inspection worth it before buying in Grant Park?

For houses of this age it is a sensible step, because home inspections usually do not look inside the lateral.

Do zoo events affect sewer repairs near the park?

Zoo and park events can affect parking and access for equipment. Mention it when you call so the job can be planned around busy days.

Can roots from the park's trees reach my sewer line?

Trees near the park edge, in the street and in front yards can all send roots into a leaking clay lateral. The source tree matters less than sealing the joints the roots are using.

What should I do if my Grant Park duplex shares one sewer line?

Treat a backup as a shared problem: everyone stops using water, the line is cleared and inspected, and the camera findings are shared with both units and the owner. The footage also shows where each unit's branch joins the lateral.

Is the pipe under my crawl space part of the sewer line?

It is the building drain, which connects to the lateral outside the foundation. In older Grant Park houses it is often cast iron and can be inspected and repaired along with the lateral.

Inman Park & Candler Park

Who handles the public sewer in Candler Park if it is in DeKalb County?

Candler Park is inside the City of Atlanta, so the public sewer is run by the city's Department of Watershed Management even though the neighborhood lies in DeKalb County.

Why are sewer lines in Inman Park so old?

The neighborhood was built from 1889 onward, and many houses still drain through laterals laid in the early 1900s or before. Private laterals were not part of the city's public sewer improvements.

My Victorian is split into units. Why does only the bottom unit back up?

The lowest drains are the first place wastewater rises when the shared lateral is blocked. The cause is usually in the line, not that unit.

Can a sewer line be replaced without tearing up a historic front walk?

Often, yes. Lining or pipe bursting work from small pits, which can be placed away from walks, steps and walls.

Did BeltLine construction affect my sewer line?

Not directly in most cases, but construction near an old clay line on your own lot or a neighbour's can crack or shift it. Mention any nearby work when you call.

Are tree roots the main sewer problem here?

Roots are the most common problem, because old clay joints sit under large trees. Grease, scaled iron and sags are the other usual causes.

Should I get a sewer inspection before buying in 30307?

It is a sensible step for an older house, since standard home inspections usually do not look inside the lateral.

Does historic district status require approval for sewer repairs?

Buried repairs are not usually the focus of historic review, but restoring visible features afterwards can be. Ask the contractor and check with the city if surface features will change.

Where is the sewer cleanout on an old Inman Park house?

Many older houses have no exterior cleanout at all. Look near the front foundation, in the crawl space or at the base of the main stack; if there is none, adding one during a repair makes future inspections and clearing much simpler.

Kirkwood

Who runs the public sewer in Kirkwood if it is in DeKalb County?

Kirkwood is inside the City of Atlanta, so the city's Department of Watershed Management runs the public sewer. The private lateral is generally the owner's responsibility.

My Kirkwood house is new. Why does the sewer back up?

The new plumbing on the lot may connect to an older section or connection near the street. A camera inspection all the way to the main usually finds it.

Are roots the main sewer problem in Kirkwood?

In older houses, yes. Clay laterals under large street and yard trees commonly have roots at several joints.

Does the historic district affect sewer repairs?

Buried repairs are not usually what National Register listing regulates, but owners often want walks, walls and trees protected, which can favour trenchless methods.

Can construction next door damage my sewer line?

It can, especially if the lateral runs near the side boundary. A camera inspection shows whether the damage looks recent.

Should I add a cleanout to my bungalow?

If it has none, adding an exterior cleanout during a repair makes future inspection and clearing much easier.

Is it worth inspecting the sewer before buying in Kirkwood?

Yes for older houses, and also for infill homes where it is unclear whether the whole lateral was replaced.

Do I need 811 before a sewer repair?

The contractor doing the digging normally contacts Georgia 811 so public utility lines are marked before work starts.

Can my Kirkwood carriage house share the main house sewer line?

It often can, but the existing lateral should be inspected first. An old clay line that copes with one household may struggle with two, and tying a new branch into fragile pipe causes problems.

Why does the sewer leave my older Kirkwood house from the side?

Victorian-era houses and corner lots often had plumbing added later, routed to whichever side was most convenient. Tracing the camera from the surface shows where your line actually runs.

Virginia-Highland & Morningside

Who runs the public sewer in Virginia-Highland and Morningside?

Both are inside the City of Atlanta, so the public system is run by the city's Department of Watershed Management. Private laterals from the house to the public sewer are generally the owner's responsibility.

Why do Virginia-Highland sewer lines get so many roots?

Most houses date from 1909 to the 1930s and have clay laterals with many joints, under large mature trees. Roots enter through those joints.

My bungalow has no outdoor cleanout. Can the line still be inspected?

Usually, through a crawl space or basement fitting, a roof vent or a pulled toilet. Adding an exterior cleanout makes future work easier.

Does the Virginia-Highland Historic District affect sewer repairs?

Underground repairs are generally not what historic listing focuses on, but surface features like original walks and walls matter, which is one reason owners ask about trenchless methods.

Why does my basement bathroom back up first?

It is the lowest drain in the house. When the lateral blocks, wastewater rises until it reaches the lowest opening.

Could my Morningside house have Orangeburg pipe?

Post-war houses from the late 1940s to the 1970s sometimes do. A camera inspection identifies it; deformed fibre pipe is usually replaced.

Can the tree in my front yard stay if roots are in my sewer?

Usually yes. Sealing or replacing the joints keeps roots out, and removing a tree does not seal the pipe.

Who calls Georgia 811 before a 30306 sewer repair?

The contractor doing the digging normally contacts Georgia 811 so buried utilities are marked before work starts.

West End

Who runs the public sewer in West End?

West End is inside the City of Atlanta, so the public sewer is run by the city's Department of Watershed Management. The private lateral is generally the owner's responsibility.

Does West End's historic designation affect sewer repairs?

Buried repairs are not usually what historic review focuses on, but restoring visible features afterwards can be. Ask the contractor and the city if walls, steps or walks will change.

Why does the bottom apartment in my house back up first?

The lowest drains are where wastewater rises when a shared lateral is blocked. The cause is usually in the line, not that unit.

My restored house started backing up after move-in. Why?

Lines in houses that stood empty often fill with roots or debris. Clearing and inspecting the lateral usually reveals the cause.

Can a sewer line be replaced without disturbing a historic front yard?

Often. Lining and pipe bursting work from small pits that can be placed away from walls, walks and steps.

Did BeltLine or redevelopment work affect my sewer?

Usually not directly, but construction close to an old lateral can damage it. Mention any nearby work when you call.

Should I inspect the sewer before buying in West End?

For an older house it is a sensible step, since home inspections usually do not look inside the lateral.

What should I do before reoccupying a vacant house?

Have the lateral cleared and inspected, refill all traps with water and check the vents before moving in.

Does my West End sewer line run to the street or an alley?

It depends on the lot. Some older West End lots drain to a main in a rear alley or easement. Tracing the camera head from the surface shows exactly where your line goes.

Why does water stand in part of my sewer line on camera?

Standing water usually marks a sag, often where an old repair trench settled in the clay soil. Debris collects there, so the low spot is dug up and re-bedded at the correct slope.

Cedar Hill

Was Bear Creek part of the 2022 flooding?

KRLD reported creek flooding on one Cedar Hill street without naming it. Check with neighbors and FEMA maps.

My downtown home has old plaster. Does it always come out?

Not always. Ask for moisture readings first. Older walls may hold up well, though flaking old paint also raises a lead question.

Do I have polybutylene?

Look for gray plastic line, often stamped PB, at the water heater or under sinks. A plumber can confirm it.

Bear Creek

Is the Bear Creek area in a flood zone?

It depends on the address. Find your community's map through FEMA, and remember that FEMA says no zone is free of risk. Being near a creek line is a good reason to check, but it doesn't by itself mean you're in a high-risk zone.

Did the August 2022 flood hit Bear Creek?

The report we found says a Cedar Hill creek flooded and damaged homes along an entire street, but it doesn't name the creek or the street. Neighbors and the city may know more about your specific location.

Do I need flood insurance if I'm outside a mapped zone?

You aren't always required to have it, but home policies don't cover floods, and homes outside mapped zones can still flood. Talk with your agent about the risk at your address, and check waiting periods well ahead of storm season.

Why did my yard start ponding after a neighbor built?

New building, fences and regrading can change how water moves. Photograph it during and after storms, speak with your neighbor first and ask the city whether drainage rules apply. A drainage specialist can suggest changes for your side.

Is creek water really a health risk inside the house?

Treat it as contaminated. It can carry soil, bacteria and chemicals picked up on the way. Wear boots and gloves, keep kids and pets out, and don't simply dry out porous materials that it soaked.

High Pointe

Does my High Pointe house have polybutylene?

Some homes from about 1978 to 1997 used it, and a 1993 High Pointe listing falls in that window, but many homes never had it or have been repiped. Look for gray lines at the water heater and ask a plumber to confirm.

How old is my High Pointe home?

Check Dallas Central Appraisal District records or your purchase documents. Listings can give a rough idea for a section, as one Bradford Park listing shows 1993, but a neighbor's date may not apply to your house.

Why is my downstairs ceiling wet when the upstairs floor looks dry?

Water runs through the floor cavity and can travel along joists before it drips, so the upper floor can look fine. Have the bathroom above and any nearby lines checked, then have the cavity measured for moisture.

How often should an aging water heater be checked?

A look every few months is a good habit: check for rust, moisture and the pan. Ask a plumber for an opinion once the tank is getting old. City permit reports show replacements are routine here, so this is ordinary maintenance.

Who handles a sewer problem on my High Pointe street?

The City of Cedar Hill Water and Sewer Division handles the public system, and your own line is generally for your plumber. If neighbors have problems too, report it to the city, because the blockage may be in the main.

Historic Downtown

Can water-damaged plaster be saved?

Often, yes. Plaster can sometimes dry in place, but water may break its bond with the lath, which shows as bulging or a hollow sound when tapped. A plaster repairer can often stabilize it, so ask before you agree to removal.

Do lead paint rules apply to water damage repairs?

They can. EPA's RRP rule covers paid renovation work that disturbs lead paint in most pre-1978 homes, which can include removing water-damaged walls or trim. Ask the contractor whether they're certified and how they'll keep dust under control.

Why is my downtown building's water brown?

Old galvanized supply lines rust from the inside, and that can discolor water and reduce pressure. City water issues can also cause discoloration. If it affects only your building, a plumber can check; if neighbors see it too, call the Water and Sewer Division.

Do I need city approval to repair a historic building in Cedar Hill?

Permits apply as they do anywhere in the city, and designation can add requirements, especially for exterior changes. Check with Building Inspections and the city's planning staff, because we have not verified the status of individual buildings.

How is a raised floor dried after a leak?

The space below has to be dealt with, along with the floor above. That may mean removing wet soil cover, drying with air movers and dehumidifiers and checking joists and sills. Slow, measured drying is kinder to old wood.

Lake Ridge

Does Joe Pool Lake flood homes in Lake Ridge?

We have found no report of Lake Ridge homes flooding from the lake. A 2015 report describes park and marina closures when the lake reached almost 13 feet above capacity. Check FEMA's flood maps for your lot, since shoreline risk differs from one house to another.

Why does my Lake Ridge house get damp at the back wall when it rains?

A sloped lot sends water toward the uphill side of the house. Look at grade, downspouts and door thresholds. If soil or mulch is above the slab edge, water can reach the wall, and a drainage specialist can help.

My water meter keeps moving but the house seems dry. What now?

Turn off irrigation and pool autofill first. Then close the house valve and watch the meter. If it stops, the leak is inside, so a plumber should test the lines. If it continues, look along the yard line between the meter and the house.

Are large homes harder to dry out?

Often, yes. Water may spread further, and high ceilings, stone floors and built-ins all change the drying plan. What matters most is how fast the leak is found, so tell the contractor about the layout on the first call.

Do Lake Ridge repairs need a Cedar Hill permit?

Lake Ridge is inside Cedar Hill, so city rules apply where a permit is needed. Plumbers must be licensed and registered with the city. Ask Building Inspections if you're unsure, and check any HOA rules for your section as well.

Chicago

A fire happened two floors up, but my unit only smells of smoke. Do I need anything done?

It is worth an inspection. Smoke can move through halls, stairs and shafts, and your own insurance may respond. Report it in writing to management.

Can I use my rear porch after a fire next door?

Not until someone qualified has inspected it. Chicago porches are structural and heat or water can weaken them.

Is duct cleaning always needed?

Not always. If the system ran during the fire or smoke reached the returns, ask the contractor to inspect it before running it again.

Lakeview

My Lakeview apartment smells of smoke after a fire in another unit. Who handles the cleanup?

Usually the building owner or condo association handles the stairwell, common areas and structure, while you handle your belongings through your own renter's or unit-owner insurance. Tell management and your insurer, and photograph any staining.

Why is the unit below mine wetter than mine after the fire?

Firefighting water runs down through floors and ceilings. In courtyard buildings, walk-ups and towers, the units below a fire often take most of the water.

Do I need a permit to rebuild my rear porch in Lakeview?

Porch rebuilding in Chicago is permitted work through the Department of Buildings. Ask your contractor to confirm and handle the application.

My building is in a Lakeview historic district. Does that change the repairs?

Interior cleaning is not affected. Exterior repairs on designated Chicago landmarks or in Chicago landmark districts may need Commission on Chicago Landmarks review as part of the permit.

Can smoke travel through the walls of an old Lakeview frame house?

Yes. Older frame houses may have balloon framing with open cavities from the basement to the attic, which carry smoke and fire up inside the walls.

How do restoration crews work around Wrigley Field game days?

Crews plan truck access and parking around game schedules and street closures. Mention your location when you call so they can plan.

Is the limestone front of my greystone damaged by smoke?

Smoke can stain limestone, but it can usually be cleaned with methods suited to the stone. Avoid acidic cleaners and harsh pressure washing.

What areas near Lakeview are also covered?

Uptown and Edgewater to the north are covered on their own page, along with Logan Square to the west and River North and Streeterville to the south.

Logan Square

My greystone is on Logan Boulevard. Do fire repairs need landmark approval?

Interior cleaning and drying do not. Exterior repairs that need a permit, such as windows, masonry or porch work, on properties in the Logan Square Boulevards landmark district may need review by the Commission on Chicago Landmarks.

Why is the garden unit flooded when the fire was on the second floor?

Firefighting water drains down through floors and ceilings and collects at the lowest level. Garden units often take the most water after a fire upstairs.

Can the plaster and woodwork in my greystone be saved?

Often, yes. Plaster can usually be cleaned or sealed and dried in place, and original oak trim can often be cleaned and refinished. Ask for a contractor experienced with vintage interiors.

How does smoke get into the attic of a Bucktown cottage?

Older frame houses may have balloon framing with open wall cavities from the basement to the attic, which let smoke and fire travel upward inside the walls.

My radiators smell of smoke when they heat up. What does that mean?

Residue settled on the radiator fins and bakes when they get hot. The radiators need to be cleaned along with the walls and other surfaces.

Does a fire in the house next door affect my home?

It can. On narrow Logan Square lots, heat and smoke can damage siding, windows and interiors across the gangway. Document any damage and tell your insurer.

Who handles repairs in an owner-occupied two-flat?

The owner handles the structure and common areas through the building's policy, and the tenant handles their belongings through renter's insurance. A single plan for the whole building usually works best.

Are newer Logan Square condo buildings cleaned differently from greystones?

Yes. Newer buildings use drywall, engineered flooring and ducted HVAC in each unit, which are more often replaced or cleaned as a system after soaking or smoke. Greystones have plaster and solid hardwood that can usually be dried and cleaned in place.

What should I do if the restaurant below my apartment had a fire?

Photograph your unit, tell your landlord and your renter's insurer, and expect heavy grease and odor residue that needs degreasing, not just surface cleaning. Keep receipts for any extra living expenses.

Loop and South Loop

A small fire in a unit above set off the sprinkler and my ceiling is leaking. What now?

Turn off power to the wet area if you can safely, tell building management, photograph the damage and get drying started quickly. Sprinkler water often damages several units below the fire.

Who pays for damage to my condo from a neighbor's fire?

It depends on your declaration and the policies involved. Usually your unit-owner policy covers your interior and contents, the association handles common elements, and the insurers sort out responsibility between them.

Can soot be cleaned from exposed brick in my Printers Row loft?

Usually, with HEPA vacuuming and masonry-safe cleaning methods. Avoid scrubbing with water or pressure washing, which can drive soot deeper and erode old brick.

Why does my apartment smell of smoke when the fire was on another floor?

Smoke can travel through corridors, exhaust risers and building ventilation. If odor persists after your unit is cleaned, the source may be a shared system that management needs to address.

Do I need building approval for a restoration contractor?

Most downtown buildings require contractors to register, provide proof of insurance and schedule elevators and docks. Contact management early.

Is my Dearborn Park townhome affected by a fire next door?

Attached townhomes share walls and sometimes attic space, so smoke and water can cross into your home. Document any damage and tell your insurer and association.

How long does it take to restore a high-rise unit after a fire?

Drying often takes days to a couple of weeks, and repairs follow. Building approvals, permits and coordination with other units can add time.

Why did the flooring in my tower unit have to be lifted after sprinkler water?

Water trapped between flooring and the concrete slab dries very slowly and can cause mold or warping. Lifting the flooring lets the slab dry and allows accurate moisture readings.

Can my contents be packed out of a downtown high-rise?

Yes. The contractor schedules the freight elevator and loading dock with management, protects corridors and elevators, and moves items to a facility for cleaning and storage.

Does the building’s insurance cover my condo interior after a fire?

It depends on the declaration and the master policy. Many associations insure the structure and common elements while owners insure their own interior finishes and contents. Check your declaration and talk to your own insurer early.

Can I stay in my unit while it is being dried?

Sometimes, if the fire damage is limited and the power and air are safe. Drying equipment is noisy and runs around the clock, and heavy smoke cleaning usually requires the unit to be empty.

Portage Park and Jefferson Park

Why does my bungalow still smell of smoke upstairs after cleaning?

The most common reason is residue in the insulation and framing behind the half-story knee walls and in the attic above. Those spaces need to be opened, the insulation removed and the framing cleaned or sealed.

Do I need duct cleaning after a kitchen fire in my bungalow?

If you have forced air and the system ran during or after the fire, or the house smells when the blower runs, yes. Smoke in the ducts will keep coming back into clean rooms.

My basement flooded from the fire hoses. Can the finished walls be saved?

Paneling and drywall that soaked up firefighting water usually need to come out so the masonry and framing can dry. Concrete floors and foundation walls usually dry well.

Is my Gladstone Park Dutch Colonial harder to tarp than a bungalow?

Often, yes. The steep gambrel roof makes tarping more difficult and more dangerous, so it should be done by a crew with the right equipment.

My detached garage burned. Does it affect the house claim?

Garages are usually covered as outbuildings under the same policy, with their own limits. Document the garage, the house and the alley side, and ask your insurer how they handle it.

Can the oak trim in my bungalow be cleaned after smoke?

Usually. Original oak trim with a sound finish often cleans well. If heat or residue damaged the finish, refinishing may be better than repeated scrubbing.

Who pays for my tenant's belongings in my two-flat?

The tenant's own renter's insurance, if they have it. The building policy covers the structure and your own belongings, not the tenant's.

My bungalow’s front sunporch caught fire. What else should be checked?

Check the living room behind it, the front windows, the brick around the porch and the half-story above the front of the house, since smoke from the porch usually enters through the front door and rises from there.

Are the Northwest Side ZIP codes around Jefferson Park also covered?

Yes. Besides 60641 and 60630, nearby ZIP codes 60634, 60646, 60631 and 60656 are covered by contractors who take calls through this site. Coverage can change, so confirm when you call.

River North and Streeterville

My Streeterville condo was flooded by a sprinkler on the floor above. What should I do first?

Turn off power to the wet area if you can safely, contact building management, photograph everything and get drying started quickly. Then notify your unit-owner insurer.

Can soot be cleaned off the exposed brick in my River North loft?

Usually, with HEPA vacuuming and masonry-safe cleaning. Avoid water scrubbing and pressure washing, which drive soot deeper and can erode old brick.

Do I need landmark approval to repair my Gold Coast house after a fire?

Interior cleaning and repairs generally do not. Exterior repairs needing a permit on designated Chicago landmarks or in Chicago landmark districts may require Commission on Chicago Landmarks review.

My row house in Old Town smells of smoke from a fire next door. Is that common?

Yes. Smoke travels through shared attics and party walls in attached houses. Document the damage and tell your insurer.

I own a unit I do not live in full-time. What happens if there is a fire in my building?

Management may contact you or grant access to inspect and dry your unit. Respond quickly; delays in drying can lead to mold.

Why does my apartment above a restaurant smell so strongly after its kitchen fire?

Restaurant fires leave heavy protein and grease residue that rises through stairs and floors. It needs degreasing and odor treatment, not just surface cleaning.

Is Goose Island covered?

Yes. ZIP 60642, which includes Goose Island, is covered along with 60610, 60611 and 60654.

Should my chimney be inspected after a fireplace fire?

Yes. A chimney fire can crack the flue liner and reach the attic or roof structure. Have a qualified chimney professional inspect it before you use the fireplace again.

How are broken windows on a high floor secured after a fire?

Usually from inside the unit with framed plywood or temporary panels, since exterior access is limited. Building management may coordinate with its own window contractor for permanent replacement.

Are River North lofts harder to clean after a fire than newer condos?

Often, yes. Exposed brick, old timber and open plans hold soot in their texture and let smoke spread widely, while newer condos have smooth painted drywall that cleans more easily but is replaced more often after water damage.

Uptown and Edgewater

A fire in another unit left my apartment smelling of smoke. Is that covered?

Smoke damage to your belongings is usually a renter's or unit-owner insurance matter, while the building handles common areas and structure. Document the odor and staining and tell your insurer and management.

Water came through my ceiling from a fire several floors up. What should I do?

Turn off power to the wet area if you can safely, keep away from sagging ceilings, photograph the damage and notify building management and your insurer. Drying should start as soon as possible.

My building is in a historic district. Can I still board up the windows right away?

Yes. Temporary protection should go ahead promptly. Permanent exterior repairs on designated Chicago landmarks or in landmark districts may need review as part of the permit.

How does a fire in one six-flat unit affect the others?

Smoke usually fills the central stair and enters every unit off it, and water flows into the units below. The whole building usually needs assessment.

Who decides on repairs in a co-op apartment hotel?

The co-op board usually controls repairs and the master insurance policy. Ask the board how damage to unit interiors is handled.

Can terracotta facades be damaged by a fire?

How long until I can move back in?

Small events may take days to a couple of weeks. Larger losses with drying, cleaning and rebuilding across several units can take longer, especially with building approvals.

Can engineered wood floors be saved after sprinkler water?

Sometimes, if water is extracted and drying starts quickly. Water trapped under the boards and in the sound underlayment is the problem, and engineered or laminate boards that swell or delaminate usually need replacing. Moisture readings under the floor decide it.

Who will come to my Uptown or Downtown unit?

A licensed, independent restorer who works in central Dallas buildings, reached on the call you make. Ask whether they can supply the insurance certificate your building requires; you, not this site, agree the work with them.

Are Uptown and Downtown ZIP codes covered?

Yes, ZIPs 75201, 75202 and 75204 are covered. Call and you will be told whether your building is served.

Delaware

Is there coverage in Dover or Rehoboth?

No. Listed coverage is in New Castle County only, and Kent and Sussex are outside it.

My street flooded in 2021. Should I worry about the walls now?

If repairs were rushed, wet insulation or framing may have been closed up. A musty smell or high moisture reading is a reason to have someone check; it does not prove anything by itself.

Can a nor’easter cause trouble this far from the beach?

Yes. Prolonged rain and wind can saturate ground, and low land near the Delaware River can be affected.

Bear

Is Bear covered?

Yes. The Bear ZIP code is covered. Your call connects with an independent contractor who works in the area.

Why are water heaters such a common problem in Bear?

Much of Bear was built in the late 1980s and 1990s, so many homes are at an age where water heaters, supply lines and hoses wear out.

My upstairs washer flooded the kitchen ceiling. What now?

Shut off the washer valves or the main, stay out from under a sagging ceiling, and get the ceiling drained and dried. Replace the hose with a braided one.

Does homeowners insurance cover a water heater leak?

Sudden failures are often covered, but policies vary. Check yours and keep the failed heater.

How do I protect my basement from sump failure?

Add a battery backup pump and a high-water alarm, test the pump before storm season, and keep valuables off the floor.

Does this site have a Bear office?

No. It is a call-in referral service connecting you with an independent contractor.

Claymont

Is Claymont covered?

Yes. The Claymont ZIP code is covered. Your call connects with an independent contractor serving the area.

Does Naamans Creek flood Claymont homes?

Homes nearest the creek and the low riverfront are most exposed in heavy rain. Most Claymont water damage comes from storms, groundwater and plumbing. Check DNREC's flood planning tool for your address.

Why do my walls get wet in nor'easters?

Strong northeast winds drive rain under shingles, around windows and through masonry. Repair the entry point and dry the wall.

My upstairs neighbor's leak damaged my apartment. What now?

Tell management in writing, photograph your damage, and contact your renters insurer for your belongings.

How do I stop my old pipes from bursting?

Insulate exposed pipes, keep heat steady, let at-risk faucets drip in extreme cold, and have old galvanized lines checked by a plumber.

Does this site have a Claymont office?

No. This site is a call-in referral service that connects Claymont callers with an independent contractor.

Delaware City

Is Delaware City covered?

Yes. The Delaware City ZIP code is covered. Your call connects with an independent contractor who works in the area.

Why does my street flood in heavy rain?

Delaware City sits on low ground by the river, and urban flooding along Route 9 has been described as a growing problem. Rainwater cannot drain fast enough, especially at high tide.

Is street floodwater safe to clean up myself?

It should be treated as contaminated. Use protective gear or leave it to professionals; porous items it soaked are usually discarded.

Why is my crawlspace always damp?

The water table is high near the river. A sound vapor barrier, good drainage and sometimes a sump help.

Do I need flood insurance in Delaware City?

Standard homeowners policies typically exclude flooding. Given the town's location, it is worth discussing with an agent.

Does this site have a Delaware City office?

No. Callers from Delaware City are referred by phone to an independent contractor.

Hockessin

Is Hockessin covered?

Yes. The Hockessin ZIP code is covered, along with nearby Yorklyn, Rockland, Montchanin and Winterthur.

Why does my Hockessin basement flood when the power goes out?

The sump pump stops. Storms that saturate the ground often cause outages too. A battery backup pump or generator helps.

Can a finished basement be saved after a sump overflow?

Usually the structure can be dried, but carpet pad, lower drywall and insulation are often removed and replaced.

What about homes on wells?

When the power fails, the well pump stops too. Water-powered backup sump pumps will not work, so battery backups or generators are the usual options.

How do I keep the basement from getting musty?

Keep humidity below 60 percent with a dehumidifier, keep gutters clear and downspouts extended, and dry any leak promptly.

Does this site have a Hockessin office?

No. Your call connects with an independent contractor who serves the area.

Middletown

Is Middletown covered?

Yes. The Middletown ZIP code is covered, along with Odessa, Townsend, Port Penn and Saint Georges.

Are Smyrna and Dover covered?

No. Kent County is not covered. Coverage is limited to listed New Castle County ZIP codes.

Why does my new home's basement leak?

Often because backfill has settled and the ground now slopes toward the house, or downspouts empty too close to the foundation.

Is water damage in a new home the builder's responsibility?

Sometimes, if it results from a construction defect covered by the warranty. Report it in writing promptly.

Can my laminate or vinyl plank floor be saved?

Vinyl plank often can, after lifting to dry the subfloor. Laminate usually swells and is replaced.

Why does my sump pump run so often?

Some subdivisions have high groundwater. A plumber can check whether the pump is sized correctly.

Does this site have a Middletown office?

No. It refers Middletown callers to an independent contractor over the phone.

New Castle

Is New Castle covered?

Yes. The New Castle ZIP code is covered, including the historic city and surrounding suburbs with a New Castle address.

Why is New Castle at higher flood risk?

DNREC says the city can flood from upstream river flows, tidal surge, or both, and much of it lies in the coastal floodplain. Its colonial-era dikes sit below the 100-year flood elevation.

Can plaster walls in my historic house be saved?

Often, yes. Plaster dries slowly but tolerates water better than drywall. Sagging plaster ceilings are a safety hazard and are usually removed.

Do I need flood insurance in New Castle?

If you are in the low parts of town or the floodplain, it is worth serious consideration. Standard homeowners policies typically exclude flooding.

Should I store things in my cellar?

Not valuables. Cellars in older New Castle houses can take on groundwater and floodwater.

Do exterior repairs after water damage need approval?

In the historic district, exterior work such as windows or masonry may need review. Ask the city first.

Does this site have a New Castle office?

No. It is a call-in referral service that connects you with an independent contractor.

Newark

Which Newark ZIP codes are covered?

Five Newark ZIP codes are covered, including the city and surrounding areas with a Newark address. Call and the system will connect you if your address is within coverage.

Does White Clay Creek flood homes?

I rent near campus. Who handles water damage?

Report it to your landlord right away. The owner usually arranges building repairs; your renters insurance may cover your belongings.

How do I protect a rental over winter break?

Keep the heat on at a steady setting, have someone check the house, and consider water and temperature alarms. For long vacancies, shutting off and draining the water helps.

Why did my split-level's lower floor flood?

Lower levels sit partly below grade, so groundwater and sump failures affect them first.

Is Newark creek floodwater safe to clean myself?

It is treated as heavily contaminated. Wear protective gear or leave it to professionals; porous items it soaked are usually discarded.

Does this site have a Newark office?

No. It is a call-in referral service connecting you with an independent contractor who serves Newark.

Wilmington

Which Wilmington ZIP codes are covered?

Ten Wilmington ZIP codes are covered, including the downtown, riverfront and residential neighborhoods. Call and the system will connect you if your address is within coverage.

Did the 2021 flood affect my neighborhood?

The worst flooding from Ida's remnants was along Brandywine Creek between I-495 and Market Street, with rescues in the Riverside neighborhood and damage in pockets from Talleyville through Edgemoor. Check DNREC's flood planning tool for your own address.

Why does my rowhome basement get wet in storms?

Older stone and brick foundations let groundwater seep in when the soil is saturated. Gutters, downspouts and grading often make a big difference.

Can my plaster ceiling be saved after a leak?

Often, if it is still firmly attached and not sagging. Sagging plaster is heavy and dangerous and is usually removed in the wet area.

What if water from my house damaged my neighbor's?

Tell your neighbor promptly. Each owner usually works with their own insurer, and drying a shared wall needs access to both sides.

Is creek floodwater dangerous to clean up?

Yes. River and creek floodwater is treated as heavily contaminated. Porous materials it soaked are generally removed, and cleanup should be done with protective gear.

Does this site have an office in Wilmington?

No. This site is a call-in referral service. Your call connects with an independent contractor who serves Wilmington.

Is Dover or Sussex County covered?

No. Coverage is limited to northern New Castle County.

Indianapolis

Has DigIndy ended basement backups?

No. It is designed to reduce combined sewer overflows to streams. A private lateral blockage, a local surcharge or a plumbing failure can still flood a basement.

Does Citizens recommend a cleanup contractor?

Citizens and the county health department say they do not recommend specific companies.

My neighbor also has water in the basement. What does that suggest?

It may point to a public line or to a storm, so report it to Citizens. Each of you should still document your own damage.

Broad Ripple

Why do Broad Ripple restaurant drains back up so often?

Grease from kitchens cools and hardens inside the line, narrowing it over time. Combined with older pipe and heavy weekend use, that leads to backups. Regular jetting and interceptor maintenance help.

Who fixes the sewer for an apartment over a Broad Ripple shop?

Usually the building owner arranges it, since the lateral from the building to the main is the owner's responsibility under Citizens Energy Group's rules. Tenants should report problems to the landlord in writing.

Does living near the White River affect my sewer?

It can. Areas near water may have higher groundwater and softer soils, which can seep into cracked laterals or let sections settle. Low lots can also be more sensitive to storm-related backflow.

My Broad Ripple house has no basement. Where is the cleanout?

Look outside near the foundation, in a crawlspace, or near where the main drain leaves the house. If there is none, a contractor may access the line through a toilet and recommend adding a cleanout.

Can a liner be used in a commercial line with grease?

Yes, once the pipe has been thoroughly cleaned so the liner can bond. Grease left on the wall prevents a good bond.

Is Broad Ripple's ZIP code covered?

Yes, 46220 is covered, along with many surrounding north-side ZIP codes. Calling is the quickest way to confirm your address.

Do I need a permit to repair a Broad Ripple sewer lateral?

Yes for repairs, replacements, cleanouts and lining. Routine cleaning and root removal do not need one under Citizens Energy Group's rules.

Why did my renovated Broad Ripple house have a sewer backup?

A remodel often replaces interior plumbing but leaves the original lateral outside. If that old line has roots or cracks, it can back up into the new finishes. Filming it during the renovation helps.

Butler-Tarkington

Why are sewer backups common in Butler-Tarkington?

The neighborhood was mostly built between the 1910s and 1940s, so many laterals are old clay pipe with joints that roots enter. Mature trees and heavy use in rentals add to the problem.

Who handles sewer repairs in a Butler-Tarkington rental?

Usually the owner, since the lateral from the house to the main is the property owner's responsibility under Citizens Energy Group's rules. Tenants should report problems promptly and in writing.

When is the best time to check a rental's sewer near Butler?

Between tenancies, especially before the academic year, when the house is empty and a camera inspection and any repair can be done without disrupting residents.

Do streets near the Central Canal have more sewer problems?

Streets near the canal can have moister soils, which may encourage roots and allow old pipe to settle into sags. A camera inspection shows whether that has happened on your line.

Do I need a permit for sewer lining in Butler-Tarkington?

Yes. Lining, repairs, cleanouts and replacements require a Citizens Energy Group permit. Cleaning and root removal do not.

Is Butler-Tarkington's ZIP code covered?

Yes, 46208 is covered, along with neighboring north-side ZIP codes. Calling is the quickest way to confirm your address.

Can I avoid digging up my front walk?

Often. Lining from the basement cleanout or bursting between two pits can replace the flow path without breaking the walk, if the pipe is suitable.

Should I scope the sewer before buying a house near Butler?

For most older homes in the neighborhood, yes. The lateral may be original, and a general home inspection does not usually include it.

Fountain Square

My Fountain Square house was just rehabbed. Why is the sewer backing up?

Renovations often replace interior plumbing but leave the original lateral outside. If that lateral is old clay with roots or cracks, it can back up even into brand-new fixtures. A camera inspection will show its condition.

Can an old lateral from a demolished house affect my sewer?

It can complicate things. Abandoned laterals and old connections sometimes remain in the ground, and a camera may be needed to confirm which pipe serves your house and where it joins the main.

Who maintains the sewer for a Fountain Square business?

The property owner maintains the lateral from the building to the main under Citizens Energy Group's rules. Leases may assign day-to-day maintenance like interceptor service to the tenant.

Do I need a permit to line my Fountain Square sewer?

Yes. Lining, repairs, cleanouts and replacements of a lateral need a Citizens Energy Group permit. Routine cleaning and root removal do not.

Does Pleasant Run cause sewer backups in Fountain Square?

Not directly, but heavy storms can fill older sewers in the area. If your basement backs up only in big storms, ask about a backwater valve and report it to Citizens.

Is Fountain Square's ZIP code covered?

Yes, 46203 is covered, along with neighboring southeast-side ZIP codes. Calling is the quickest way to confirm your address.

Is trenchless repair possible on a small Fountain Square lot?

Often, yes. Lining from a cleanout needs no trench, and pipe bursting needs only two small pits. The camera decides whether the old pipe is suitable.

Should I scope the sewer before buying in Fountain Square?

It is a sensible step for most older or rehabbed homes, since the lateral is often original and a general home inspection does not usually include it.

Garfield Park

Why do Garfield Park sewer lines back up?

Many houses were built in the early 1900s and still have original clay laterals. Roots from mature trees enter the joints, and a century of soil movement opens cracks and offsets.

Who pays to fix a shared lateral in a Garfield Park double?

The owner of the property is responsible for the lateral under Citizens Energy Group's rules. If the two sides are owned separately, the owners need to agree how to handle a shared line.

Does Pleasant Run cause basement backups?

Not directly, but heavy storms can fill older sewers in the area. Backups only in big storms suggest the public sewer is surcharging, and a backwater valve may help.

Can my Garfield Park sewer be fixed without removing the porch steps?

Often yes. Lining from the basement cleanout or bursting from two pits can avoid disturbing steps and walks, if the camera shows the pipe is suitable.

Do I need a permit for sewer repair in Garfield Park?

Yes for repairs, lining, cleanouts and replacement, through Citizens Energy Group. Cleaning and root removal do not need a permit.

Is Garfield Park's ZIP code covered?

Yes, 46203 is covered, along with nearby south-side ZIP codes. Calling is the quickest way to confirm your address.

How do I know if my double has one lateral or two?

A camera inspection can show whether both units drain into one pipe or each has its own. Knowing this helps plan repairs and handle backups.

Should I scope the sewer before buying in Garfield Park?

For most older homes here, yes. The lateral may be original, and general home inspections do not usually include it.

Irvington

Do I need special approval to repair my sewer in Irvington?

You need the Citizens Energy Group lateral permit for repairs, lining or replacement, as anywhere in Indianapolis. Because Irvington is a local historic district, ask your contractor whether changes to visible features like walks or steps need review.

Why do Irvington sewer lines get so many roots?

Many laterals are original clay pipe with joints every few feet, and the neighborhood has large, old trees close to the sewer route. Roots enter the joints for water and nutrients and fill the pipe.

Can my Irvington sewer be fixed without removing the front walk?

Often yes. Lining from the basement cleanout or pipe bursting between two pits can replace the flow path without breaking the walk, if the camera shows the old pipe is suitable.

Where is the sewer cleanout in an older Irvington house?

In many older houses it is a cast iron fitting with a square plug near the front basement wall, close to where the drain exits the foundation. Some houses also have an outside cleanout added during a past repair.

Does Pleasant Run cause basement backups in Irvington?

The creek itself does not back up into houses, but heavy storms can fill local sewers. If your basement backs up only during big storms, the public sewer may be surcharging and a backwater valve is worth discussing.

Is my Irvington ZIP code covered?

Irvington's 46219 is covered, along with many other Indianapolis ZIP codes. The areas page lists the neighborhoods, and calling is the quickest way to confirm your address.

Who maintains the sewer under the street in Irvington?

Citizens Energy Group maintains the public main. The homeowner is responsible for the lateral from the house to the connection at the main.

Should I get a sewer scope before buying in Irvington?

For most older Irvington homes it is a sensible step, because the lateral may be original pipe and a general home inspection does not usually include it.

Meridian-Kessler

Why do Meridian-Kessler sewer lines get so many roots?

Many houses still have original clay laterals from the 1920s and 1930s, often running under large mature trees. Roots enter through cracked joints and fill the pipe.

Can my lateral be fixed without harming the big tree out front?

Often yes. Lining from the cleanout or pipe bursting between two pits avoids a trench through the root zone. If digging near a major tree is needed, ask an arborist for advice.

How long is a typical Meridian-Kessler sewer lateral?

Lateral length varies with the lot. Houses with deep front setbacks on the western side can have notably long laterals, while bungalow lots to the east are shorter. A camera run measures it exactly.

What should I do if sewage comes into my finished basement?

Stop all water use, keep people out, avoid electrical hazards, photograph the damage and call to have the line cleared. Carpet and drywall soaked by sewage usually need to be removed.

Do I need a permit to line my Meridian-Kessler sewer?

Yes. Lining, repairs, cleanouts and replacements need a Citizens Energy Group permit. Routine cleaning and root removal do not.

Which ZIP codes in Meridian-Kessler are covered?

The neighborhood spans parts of 46205, 46208 and 46220, all of which are covered. Calling is the quickest way to confirm your address.

Is a backwater valve worth it in Meridian-Kessler?

If your basement has backed up during heavy storms, especially if it is finished, a backwater valve can stop flow pushed back from the public sewer. It does not help with a blockage in your own lateral.

Should I scope the sewer before buying in Meridian-Kessler?

For most homes in the neighborhood it is a sensible step, since the lateral may be original pipe under large trees and a general home inspection usually does not include it.

Kansas

Is the Big Ditch a guarantee for Wichita?

No. It reduces river flooding, but intense local rain can still overload street drainage, and a flood map may still show your lot at risk.

Can a finished basement be saved?

Often parts of it can. Clean-water losses caught early do better than sewage or floodwater. The contractor will test the walls and flooring and explain what needs to go.

Who handles levee questions?

Levee questions go to local government, not a restoration contractor. For house-level issues, the contractor is the right call.

Kansas City, KS

Is all of Kansas City, Kansas covered?

The city has 12 covered ZIP codes on this site. Bonner Springs, Leavenworth and Lansing also have covered ZIP codes. Call to confirm your address.

Are Armourdale and Argentine still at risk of flooding?

Levees and reservoirs built after 1951 greatly reduced river flood risk, but low-lying areas can still flood in extreme events. Check your flood zone and consider flood insurance.

Why does my KCK basement drain back up when it rains?

Rain can overload the sewer system or enter through cracked pipes, pushing sewage back up house laterals. A blocked private line can also be the cause. Call the sewer department and a plumber.

Is a sewer backup covered by insurance?

Often only with a sewer and drain backup endorsement. Check your policy and ask your agent.

My hillside basement leaks on one side. Why?

Who handles building permits in Kansas City, Kansas?

The city-county Unified Government in Wyandotte County. Ask the contractor who will pull them.

Does this site promise emergency response?

No. Scheduling is set by the Wyandotte County contractor on your call; ask them directly when they can be there.

Why is my kitchen floor soft in my older KCK house?

In many older frame houses the kitchen sits over a crawlspace where pipes and drains run through a colder, hidden space. A slow leak there can soak the subfloor for weeks. Shut off the water to the kitchen fixtures and have the crawlspace and subfloor checked.

Water from the upstairs unit came through my ceiling. Who do I call?

Tell the owner or property manager right away, in writing if possible, and photograph the damage and your belongings. The owner usually arranges restoration of the building; your renters policy, if you have one, deals with your own possessions.

Can original wood trim be saved after water damage?

Often, yes. Trim and doors that got wet can usually be removed carefully, dried, stored and reinstalled. Ask the contractor to number and save original pieces rather than discarding them.

Do Leavenworth and Bonner Springs homes have the same issues?

Many of the same: older foundations and plumbing in the historic parts of town, and finished basements and sump pumps in newer areas. Permits go through each town's own department.

Lawrence

Is all of Lawrence covered?

Lawrence has 5 covered ZIP codes on this site, plus Eudora and Baldwin City. Call to confirm your address.

My Lawrence rental flooded while I was away. What do I do?

Tell your landlord or manager in writing right away, photograph the damage and your belongings, and contact your renters insurer if you have one.

Do I need historic review to repair water damage?

Interior repairs usually do not. Exterior changes in historic districts may. Check with the city first.

Is North Lawrence in a flood zone?

How soon can a Lawrence contractor arrive?

That depends on the contractor and the day; this site does not set or promise response times. Ask on the call.

Water is staining the plaster near my chimney. What is happening?

Flashing around older brick chimneys often cracks or pulls loose, letting rain run down inside the chimney chase. Have a roofer check the flashing, photograph the stains, and have the wet plaster and framing dried so the damage does not spread.

Where is the water shutoff in my Lawrence apartment?

Many units have a shutoff valve for the whole apartment in a utility closet, near the water heater or under the kitchen sink, plus small valves behind each toilet and under each sink. Ask the manager to show you before you need it.

Can my cupped original wood floors be saved?

Often. Solid wood that cups after getting wet frequently flattens again if it is dried slowly and thoroughly. Refinishing should wait until readings show the wood is dry, or the boards can crown afterward.

Why do pipes freeze in the back porch of my Lawrence house?

Enclosed porches and rear additions are often colder, less insulated and sit over crawlspaces, so plumbing there is exposed. Insulating the pipes and the crawlspace and keeping heat in that room during cold snaps helps.

What is the sealed basin with a pump in my basement bathroom?

That is usually a sewage ejector pump, which lifts wastewater from basement fixtures up to the main sewer line. If it fails, the overflow is sewage and needs professional cleanup. Have a plumber service the pump.

Why does my split-level family room flood but not the rest of the house?

The lowest level of a split-level is only partly below grade, so water from the driveway, a window well or the laundry reaches it first. Look at what sits uphill of that room and where the water came in.

My water heater is dripping at the base. Is it about to fail?

A drip from the bottom of a tank-style water heater often means the tank itself is starting to leak, and that usually gets worse, not better. Close its cold-water supply valve, turn off its power or gas according to the label, and have a plumber look at it before it lets go into a finished basement.

Should I keep restoration records when I sell my house?

Yes. Moisture readings, photos, a list of materials removed and repair permits show that a past loss was handled properly, which helps with disclosure and with buyers' questions.

Should I drive through a flooded street to get home?

No. The National Weather Service warns that moving water a few inches deep can knock a person down and a little more can carry away a car. Turn around.

Shawnee

Is all of Shawnee covered?

Shawnee has 5 covered ZIP codes on this site, plus covered ZIP codes in Lenexa and De Soto. Call to confirm your address.

On sloped lots, water collects against the uphill wall. Grading, downspouts and drainage on that side help most.

My neighbor's runoff floods my yard. What can I do?

Talk with your neighbor first, then check with the city about drainage rules and easements. Document the water with photos.

Can wet carpet in my walkout be saved?

With clean water caught quickly, sometimes, usually with new pad. Storm runoff or long exposure usually means removal.

Is there a guaranteed arrival time in Shawnee?

No. This site does not guarantee arrival times; the contractor on your call can tell you their availability.

Water came through my basement bedroom window. What failed?

Usually the egress window well filled faster than its drain could empty it, or the drain was clogged or missing. Clear the well, check the drain and fit a cover. Inside, deal with the carpet, mattress and closet first, because they absorb water quickly.

Should I run a dehumidifier in a Shawnee walkout in summer?

It usually helps. Even a walkout with daylight is partly below grade, and humid summer air can keep carpet and walls damp. Aim to keep humidity below about 60 percent.

Can a retaining wall cause basement leaks?

Yes. A wall without drainage behind it can hold water in the soil and direct it toward the house, and a failing wall can push soil and water against the foundation. Have a leaning or seeping wall checked.

Is storm water through my walkout door covered by insurance?

It depends on how it got in. Surface water flowing in may be treated as flood, which needs flood insurance; a failed sump or drain backup often needs a backup endorsement; roof leaks are handled differently. Photograph the entry point and ask your insurer.

Why is there water behind the paneling in my east Shawnee basement?

Paneling and carpet laid directly against old foundation walls and slabs trap moisture. After a leak or seepage, water can sit behind them for weeks. Have the contractor check behind and under finished surfaces.

My old Topeka basement seeps every spring. Is that normal?

It is common in older stone and block foundations, but it can be reduced with better grading, gutters, downspouts and drainage. Wet materials should still be dried promptly.

Can wet plaster walls be saved?

Often, if they dried quickly and are still firmly attached. Plaster that has softened, cracked or separated from the lath may need repair. Ask a contractor with older-home experience.

Do I need permission to repair a water-damaged historic Topeka home?

Interior repairs usually do not need historic review. Exterior changes in historic districts may. Check with the city before exterior work.

Does this site promise emergency service in Topeka?

No. Timing is up to the Topeka contractor you speak with, so ask them on the call how soon they can visit.

Why did a leak upstairs show up in my Topeka basement?

Many older Topeka homes have wall framing that runs from the foundation to the roof without a break at each floor, so water can fall straight down the cavity. Shut off the water and have the full height of the wall checked.

Should I run a dehumidifier in my Topeka basement in summer?

Usually, yes. Humid summer air condenses on cool basement walls and pipes. Keeping basement humidity below about 60 percent helps prevent mold and musty smells.

My Topeka radiator is leaking rusty water. What should I do?

Turn the boiler off or call a heating technician, put towels and a pan under the leak, and keep the water off wood floors and plaster ceilings below. Then have the wet areas dried; rusty heating water can stain finishes, so it is worth dealing with quickly.

Who pays for water damage in a Topeka rental?

Usually the owner's policy covers the building and the tenant's renters policy covers belongings, but it depends on the cause and the policies.

Wichita

Does this site cover all of Wichita?

Most of the city's ZIP codes are covered, along with nearby towns such as Derby, Haysville, Maize, Valley Center, Goddard and Mulvane. Call to confirm your address.

Is hail damage to my roof and ceiling covered?

Storm damage to the roof and the resulting interior water damage are commonly covered by homeowners policies, but check your deductible and terms. Document everything.

Who handles permits for repairs in Wichita?

Most building permits in Wichita and Sedgwick County go through the Metropolitan Area Building and Construction Department. Ask the contractor who will pull them.

My Wichita basement floods every spring. What should I do?

Have the cleanup done properly, then fix the cause: grading, downspouts, window wells, sump capacity and backup power.

Do you promise a response time in Wichita?

No. This site does not promise response times. Ask the contractor on the call when they can come.

Can a Wichita contractor help with my insurance claim?

Restoration contractors typically document the damage and drying for your insurer. The claim itself is between you and your insurer.

Why is there water on my Wichita basement ceiling?

In many ranch homes the main floor plumbing runs through the basement ceiling, so a leak from a bathroom, kitchen sink, dishwasher or toilet above often shows there first. Shut off the water to the fixture or the main valve and look at what sits directly above the stain.

Should I tarp my roof after a Wichita hail storm?

Only if you can do it safely, and never during a storm or on a wet, steep roof. Many homeowners leave tarping to a roofer. Inside, put buckets under drips, move belongings and photograph the leak and the hail damage outside.

How long will drying take in a Wichita basement?

Clean water in an unfinished basement caught early may dry in a few days. A finished lower level, a cold basement in winter or water that sat for a while usually takes longer, because concrete releases moisture slowly. Readings, not the calendar, decide when it is done.

What if my town near Wichita is not listed?

Call anyway. Coverage is by ZIP code, and you will be told on the call whether your address is served.

Lake Stevens

Is the lake to blame for my crawlspace water?

Not necessarily. Rain, groundwater and drainage can all be behind it. A contractor can look at what is wet, while the city can speak to public drainage.

Does mold need a specialist in Washington?

The Department of Health has guidance on mold and on hiring an indoor air contractor. Small areas are often manageable, while larger ones call for a professional opinion.

Should I report a blocked culvert?

Yes. Report it to the city, or to Snohomish County outside city limits.

Cavalero Hill

Can a house on a hill have a wet crawlspace?

Yes. Ground water moves downhill through soil and can collect behind uphill foundation walls. Runoff from pavement and roofs adds to this. Being on higher ground removes the lake concern, but it does not remove drainage concerns.

Why does my crawlspace only get wet at one end?

That is a strong clue about where the water is coming from. A wet uphill end points to ground or surface water from the slope. A wet spot beneath a bathroom or kitchen points to plumbing, particularly if it stays wet in dry weather.

Does a newer house need to worry about plumbing leaks?

Yes. Appliance hoses, water heaters, fittings and shower seals wear with age, and some fail within a house's first few decades. Check under sinks and behind the washer once or twice a year, and know where your main valve is.

My neighbor's yard drains onto mine. What can I do?

Talk with them first, and take photographs during rain. Water disputes can become legal issues, so check with the city about any drainage requirements for your plat. A drainage professional can suggest how to manage water on your own lot.

Is an upstairs leak worse than a downstairs one?

It often affects more of the home because it travels through a floor, ceiling and walls, and sometimes into the crawlspace. It also creates electrical concerns at ceiling fixtures. Quick shutoff and a floor-by-floor moisture check are the keys.

Does insurance cover water from a slope or yard?

Often not. Surface or ground water is usually treated differently from a sudden pipe break, and a typical home policy excludes flood, the state regulator says. [6] Read your policy, and ask your agent how they would treat water entering from outside.

Do I need a permit for drainage work on my lot?

Sometimes. Work near steep slopes, large retaining walls and connections to public drainage can require review. Ask the Lake Stevens permit center, or Snohomish County if your address is outside the city, before you dig.

Why did my roof leak appear only in a windstorm?

Wind pushes rain sideways and upward under flashing and vents, so a roof that is fine in steady rain can leak in a storm. Check the attic soon after with a flashlight, and take photos of wet spots for the roofer.

Frontier Village

Who pays when water comes from the unit above me?

It depends on what caused it, who was responsible, your lease or association documents and the policies involved. Report it right away and contact your own insurer. Avoid signing anything that assigns responsibility until you have read your documents and have taken advice.

I rent. Should I call a restoration contractor myself?

Tell your landlord or manager first, because the building is theirs to repair. You can call to ask questions, but do not authorize any opening of walls without the owner's approval. Your renter's policy, if you have one, is what helps with your belongings.

Does my association insure the inside of my condo?

It varies. Some association policies stop at bare walls, and others include original finishes. Read the governing documents and the master policy summary, and then talk to your own insurance agent about any gap between the two.

Can a leak next door damage my home if I see nothing?

Yes. Water runs along framing and under walls, and it can dampen your side before anything shows. If a neighbor has a serious leak, ask for moisture readings on your side of the shared wall too.

Is it a flood if parking lot water came into my garage?

Insurers usually class surface water coming across the ground as flood, and a typical home policy does not cover flooding, according to the state regulator. Check what your policy and the association's policy say, and report any blocked drains to the manager.

Can drying equipment run on shared power?

Often, but older buildings or small circuits may limit how many machines can run. Ask the contractor to look at the circuits and tell them if breakers have tripped before. Do not plug extra equipment into extension cords without asking first.

How long will my neighbor and I have to deal with this?

That depends on how far the water went and how quickly everyone gets access. Getting every affected unit dried at the same time prevents moisture moving between them, so coordinated access through the manager often affects the schedule more than anything else.

Do repairs to shared walls need a permit in Lake Stevens?

They may, particularly with fire-rated walls, shared plumbing or structural work. Ask the city's permit center and your association. Contractors should keep rated assemblies intact and be able to tell you how they will restore them after repairs.

Hartford

Why does the road near the lake outlet flood?

The lake's only outflow runs in a narrow channel beside the road, and in very wet periods it cannot carry everything the lake is releasing. It overtopped Hartford Drive in November 2021. Report blocked culverts to the city, and do not drive through water.

Is water from the channel safe to touch?

Treat it as contaminated. Floodwater picks up whatever it has passed over, including road runoff, lawn and possibly septic waste. Avoid contact where you can, wear gloves and boots if you have to work near it, and wash thoroughly afterward.

Do homes in Hartford use septic or sewer?

Some may use septic and others sewer, so check your own records or ask the local sewer district and health department. It matters when you have a backup, since it decides who you call first and how the cleanup works.

What should I do if my septic is under water?

Stop using it, including toilets, sinks and washers. Washington's Department of Health says to tell your local health department if a system or drainfield was affected, and to have tanks checked once the water recedes.

Can the industrial site next door cause flooding on my lot?

Paved sites can shed a lot of water if their stormwater systems fail. Take dated photos while it is happening and contact the city about what you see. Your insurer and possibly an attorney can advise you about any claim.

Does my home policy cover creek or channel flooding?

Usually not. Washington's Insurance Commissioner says a typical home policy does not cover flooding, and a separate flood policy is required. [11] Those policies often take 30 days to begin, so look into it well before the wet season arrives.

Should I worry about asbestos in an older Hartford home?

Ask before opening walls in an older home, as materials from before the 1980s may contain it. Testing is a straightforward step that protects everyone. Lead paint is a similar concern in older homes when surfaces are disturbed.

Is my address in the city or the county?

Boundaries in this area have changed a lot through annexations. Check with the city before applying for permits. It affects who you call for building permits, and which rules apply to work near creeks.

Lakeshore

Why is my lawn underwater when the lake is not very high?

Yards close to the lake can hold water when the ground is saturated, and the lake limits how far groundwater can drain. A filled lot or blocked yard drain can make this worse. Look at both the lake level and the drainage on your own property.

Who controls the level of Lake Stevens?

The City of Lake Stevens manages a weir on the outlet channel by adding boards in spring and removing them in fall. A 2020 study found the weir does not adequately control the lake in wet months, when the channel's shape limits outflow.

Do I need flood insurance on the lakefront?

It depends on your mortgage and your risk. Some lakeside owners were told to buy it after FEMA's maps changed. Check your address on FEMA's map, talk to your lender and agent, and remember that NFIP policies usually take 30 days to start.

Does my home insurance cover lake water in my crawlspace?

Usually not. Washington's Insurance Commissioner says a typical home policy does not cover flooding, and water coming from the lake or across the ground will usually be treated as flood. Check your policy and speak to your agent about your situation.

Can I pump water out from under my house while the lake is high?

It often will not help, because the water comes back from the saturated ground. Pumping below-grade rooms too soon can also damage walls, according to state guidance. Pump for a clear purpose, and ask for advice on timing.

Are old cabin homes more at risk than new houses?

They can have particular risks, such as varied foundations, low floors and old drain lines, but a newer house on low ground also has its own problems. The height of the floor above the likely water level and the drainage around the home matter more than age.

Is water on my lot a city or homeowner problem?

Usually water on private land is the owner's responsibility, while the outlet, ditches and road culverts generally fall to the city or county. If a ditch or culvert appears blocked, report it to the city. Keep dated photos in case they are needed.

Can I rebuild after a flood without extra permits?

Not always. Floodplain and shoreline rules may apply. Talk to the city's permit center before you begin rebuilding, particularly if there was major damage. Rules are different on county land.

Louisiana

Does this cover Shreveport as well as south Louisiana?

Yes, Shreveport and Bossier City are on the list. Ask on the call whether a contractor serves your exact address.

Does drywall left uncut in 2016 have to come out now?

Not automatically. Have it metered and inspected. If it took floodwater and stayed in place, a contractor may recommend opening a section to see what is behind it.

Is a dehumidifier enough in summer?

For a small clean-water leak, it might help. After real flooding, you need materials removed and professional drying, since the outdoor air is working against you.

Baton Rouge

My home did not flood in 2016. Am I safe?

Not necessarily. A future storm may behave differently, so check your zone and talk to your agent about flood coverage.

Which rivers should I watch?

In the 2016 event, the Amite and Comite both reached record levels. [2] Check official river forecasts from the National Weather Service.

Does homeowners insurance cover tree damage?

State guidance says wind or tree damage that lets rain in is generally a homeowners matter. [3] Your policy wording decides.

Should I keep my air conditioning on during drying?

If it is safe and was not flooded, it often helps. Ask your contractor to check any wet ducts first.

How do I check a contractor?

Use the [Louisiana State Licensing Board for Contractors](https://lslbc.louisiana.gov/) [9] and ask for proof of insurance.

Covington and Mandeville

Does the seawall keep Mandeville homes safe?

It helps, but surges have flooded lakefront blocks repeatedly, including during Katrina. [2] Check your elevation and flood coverage.

A tree hit my roof. Which policy applies?

State guidance says wind or tree damage that lets rain in is generally a homeowners matter. [4] Report it promptly and photograph it first.

I live miles from the river. Can I still flood?

Yes. Poor drainage and heavy rain can put water in low subdivisions. Flood maps are a guide and not a guarantee.

Are old houses dried differently?

Often. Plaster and old wood need care, and lead paint may be present in homes built before 1978. [3]

Who handles permits in Abita Springs or Madisonville?

Each has its own local government, while unincorporated land falls to the parish. Confirm for your address.

Denham Springs and Walker

My house flooded in 2016. Will it flood again?

No one can say for sure. Check your current flood zone and elevation, and talk to your insurance agent about coverage.

How do I tell old stains from new water?

Use a moisture meter. Old stains read dry and new ones read wet, and thermal cameras can help too.

Should old drywall be replaced if it was never cut in 2016?

It depends on current readings and condition. Ask a contractor to check the wall rather than guessing.

Is this Walker address in the city?

Not every Walker mailing address lies inside the city limits, so check before you approach a permit office.

What should I do with my insurance?

Louisiana guidance is to report flood to the flood insurer and wind damage to the homeowners insurer. [6] See the adjuster guide.

Metairie and Kenner

Can my home flood from rain even if I am not near a river?

Yes. In May 1995, upwards of 20 inches of rain fell on Metairie in 12 hours. [1] On low, pumped land, heavy rain alone can reach slab homes.

Is rain flooding covered by my homeowners policy?

Water rising from the ground generally falls under flood insurance, according to the state. [6] Rain coming through wind damage is usually treated differently, so check your own policy.

Metairie has no city hall. Who do I ask about permits?

Metairie is unincorporated, so start with Jefferson Parish government. Kenner has its own city government. Confirm before starting any major repairs.

My slab floor looks dry. Could water still be trapped?

Yes, particularly under vinyl, tile and laminate. A moisture meter and sometimes removal of a small section can confirm it. See structural drying.

Should I take up my flooring straight away?

Photograph it first and tell your insurer. Contaminated carpet and padding usually need to go soon, while other flooring decisions depend on the water source and readings.

Can you promise someone will come today?

No. The site cannot promise a timeframe. Ask the contractor on the call, particularly after a widespread storm.

New Orleans

Do raised New Orleans homes still get water damage?

Yes. Raising a house keeps the floor above minor flooding, but water collects underneath, soaking insulation and floor framing. Roof leaks and plumbing under the floor also cause damage.

Why does my street flood when it rains hard?

About half of the land between the river and the lake is at or below sea level, so rain has to be pumped out. Intense downpours can fall faster than drains and pumps can clear them.

Can plaster walls be dried after a leak?

Often, if the water was clean and drying starts quickly. Plaster is dense and dries more slowly than drywall. Ask about lead paint before any sanding or removal in older homes.

Is street floodwater dangerous?

It can carry sewage, fuel and debris. Treat anything it soaked as contaminated, wear boots and gloves, and keep children and pets away.

What should I check after a hurricane?

The roof from the ground, the attic, ceilings in every room and, for raised homes, the crawlspace. Photograph everything before cleanup.

Do I need a permit for repairs in a historic district?

Exterior changes in local historic districts may need review, and structural, electrical and plumbing repairs need permits. Ask the contractor and the city before work starts.

Are all New Orleans ZIP codes covered?

Calls from 22 New Orleans ZIP codes are connected. Call and you will find out on the call whether your address is served.

Who will come to my house?

A New Orleans-area contractor, independent of this site, who takes your call directly; what happens next is agreed between the two of you.

Shreveport and Bossier City

How do I prepare for another hard freeze?

Insulate exposed lines, disconnect hoses, know your main valve and let faucets drip as local officials advise, unless water use restrictions apply.

My water came back and now my ceiling is wet. What now?

Shut the main right away. Keep clear of any sagging area and call for a plumber and a drying contractor.

Is backwater flooding covered by homeowners insurance?

Rising water generally needs flood insurance under state guidance. [8] Check your own policy.

Does hail cause water damage?

It can, by damaging shingles and flashing, which then leak in the next rain. Check your attic after a major storm.

Can cupped wood floors over a crawlspace be saved?

Sometimes, once both sides are dried. Decisions are best left until readings have settled.

Slidell

Is my Slidell address inside the city?

Not always. Areas south and east often carry the Slidell name but are in unincorporated St. Tammany Parish. Check your tax bill or with the parish, since it decides your permit office.

My home is elevated. Can it still have water damage?

Yes. Water can damage insulation, ducts and enclosures below, and roofs and pipes remain exposed to storms above. See crawlspace drying.

Do pipes really freeze in Slidell?

Rarely, but they can. The record low is 8°F, and January 2025 brought 7 inches of snow. [1] Breaks may only appear as the pipes thaw.

What should I do about silt left behind?

Wear protection and treat it as contaminated. It should be removed before drying starts, because damp silt keeps surfaces wet.

Is flood coverage worth reviewing even outside a high-risk zone?

It is worth a conversation with your agent, since flooding can occur outside mapped zones. Louisiana's insurance department says flood is separate from homeowners coverage. [2]

New Hampshire

Why does my basement only get wet in April?

Snowmelt and saturated ground raise the water table. Lake regions see a similar rhythm; Winnipesaukee ice-out is declared in April roughly nine years in ten. Grading, gutters and a sump can help.

My Lakes Region cottage was closed for winter. What do I check first?

Close the main, look at low points and fixtures, and only then bring water back in stages, watching for leaks.

Can my Portsmouth building get new windows after water damage?

Ask the city before ordering. The Historic District Commission may have a say over exterior changes.

Concord

Does my Penacook home have different risks?

It sits along the Contoocook near the Merrimack, so look at river flood maps for your address.

Why does my stone cellar stay damp?

Stone foundations hold and pass moisture. Focus on protecting wood and managing humidity.

Is it safe to rake my roof?

From the ground, with care around power lines. Do not climb on icy roofs.

How do I report a 2006-style flood?

Report it to your flood insurer if you have one. Homeowners policies generally exclude flood. [8]

Are old houses harder to insure?

Ask your agent. Older wiring or plumbing can raise questions.

Keene

My house flooded in 2005. Should I check anything now?

If you notice musty smells or stains, ask for readings. Old marks may be dry, but check to be sure.

I rent. Who handles the water damage?

Tell your landlord at once. The owner normally handles the building, and your belongings depend on your own coverage.

Is the Ashuelot the only risk?

No. Heavy rain and thaw can fill cellars well away from the river.

How much snow should I plan for?

About 60 inches in an average season, with 112.5 inches in 2002–2003. [1]

Can I reuse flood-soaked carpet?

Generally no. EPA guidance treats soaked porous items as likely discards. [4]

Laconia

How can I keep an eye on an empty camp?

A low-temperature alert and a trusted person who visits both help.

Will insurance cover a break while I was away?

It depends on your policy's vacancy and heat conditions. Report it promptly.

Do lake levels flood homes?

Low shoreline properties can be affected, especially with heavy rain. Check flood maps.

Should I drain the system every year?

If it will be unheated, yes. Ask a plumber to do it properly.

Mold after months away?

Possibly. Do not disturb large patches, and do not run forced air until checked.

Lebanon and Hanover

Can a pipe freeze in a heated house?

Yes, especially in exterior walls and drafty corners at extreme temperatures.

How do I protect a home during a long break?

Keep steady heat, use a freeze alert and have someone check it, or winterize it.

Does Vermont fall under this service?

This site covers listed New Hampshire ZIP codes. Ask on the call if you are unsure.

My road washed out. Can anyone reach me?

Tell the contractor about access. No timing can be promised on this site.

Do I need flood insurance on a hill?

Risk is lower but not zero, and runoff can still reach homes. Talk with your agent.

Manchester

The leak came from upstairs. Whose insurance applies?

It depends on the building documents and the cause. Tell your own insurer and the association or landlord, and keep records.

Can old brick walls be dried?

Usually yes, though slowly. The priority is protecting wood and finishes touching the masonry.

Is my street in a flood zone?

Check FEMA's official maps. Flooding can happen outside mapped zones too.

Can the contractor work around neighbors?

Ask about noise and access, since equipment often runs continuously.

How cold do pipes need to get?

It varies with exposure. Read the frozen pipes guide for what to watch.

Nashua

Do I need flood insurance away from the river?

Consider it. Officials note homes outside floodplains can still be at risk. [7]

My sump ran all night. Is that a problem?

It shows the water table is high. Check the discharge line and think about a backup.

Should I finish my basement?

Fix water entry first, and choose materials that tolerate damp.

Are older homes harder to dry?

Often slower, with dense materials and hidden cavities, so readings matter.

Will snow on my roof cause leaks?

It can, if heat escaping into the attic creates ice dams. [8]

Portsmouth

Can my old plaster be saved?

Often, if still attached. Ask for an assessment before anything is removed.

Do I need approval for repairs?

Possibly for exterior work in a historic district. Ask the city first.

Does salt water change things?

Why is my slate roof leaking?

Slates and flashing can slip or crack. Ask a roofer who knows slate.

Is flood insurance relevant here?

It can be, especially near the water. Ask your agent, since homeowners policies generally exclude flood. [5]

Norcross

Is Peachtree Corners part of Norcross?

No. It became a separate city in 2012, and its Building Division handles permits inside city limits. Gwinnett County Water Resources still provides water and sewer.

Can my Berkeley Lake home flood from the lake?

Ask the city and check FEMA maps. The private lake and the Chattahoochee boundary are separate matters, and risk depends on your lot.

My apartment ceiling leaked during a freeze. Do I call the contractor myself?

Tell your landlord first, as the building is their responsibility. Contact your renters insurer regarding your belongings.

Berkeley Lake

Do I need a Berkeley Lake permit for repairs?

The city says that permits are needed for new construction, additions and most alterations and renovations, and that residents should contact City Hall when unsure. Repairs involving electrical, plumbing or structural work are the most likely to need one. [2]

Is Berkeley Lake part of Norcross?

No. It is a separate city with a charter dating to 1956, although it lies close to Norcross and Duluth and some mapping and postal labels can blur this. Permit questions go to Berkeley Lake City Hall if your property is within city limits. [1]

Who do I call if the lake seems unusually high?

Contact the city and the lake's managing body first, and call 911 if there is any immediate danger. A restoration contractor can help with water in your home but not the lake itself. Stay away from fast-moving water, spillways and any dam that seems to be under stress.

Why does water come into my lower level from the uphill side?

Water running down a slope meets your buried wall first, and it may soak the soil and pass through the floor-wall joint. Gutters, surface grading and drains on that side are usually the first places to look, and an inspection during rain often settles it.

How can I tell if I have a hidden leak?

Turn off all fixtures and appliances, then look at the leak indicator on the water meter. If it is moving, water is flowing somewhere. Follow up with a plumber. Musty smells, warm floor spots and rising water use are other useful clues.

A contractor knocked on my door after a storm. Should I sign?

Take your time. Ask for the business name, written scope and proof of insurance, and check them yourself. Call your insurer before you sign anything, particularly an assignment of benefits. A real contractor will wait while you read the paperwork or call a family member.

Buford Highway Corridor

My ceiling is leaking from the apartment above. What do I do?

Move away from the wet ceiling, tell management immediately, and try to reach the upstairs neighbour so that they can check for a running faucet or an overflow. Photograph it. If the ceiling sags or water is near electrics, leave the room and turn off nothing that you cannot safely reach.

Does my landlord have to fix water damage in Georgia?

Georgia law places a duty on landlords to keep premises in repair, which generally covers the building. Specifics depend on the lease and the cause, so read yours and put your request in writing. For a dispute, consider asking a lawyer or legal aid service. [3]

Who pays for my belongings if my apartment floods?

Usually your own renters insurance, if you have it, regardless of the landlord's coverage for the building. If someone else's negligence caused it, that may raise other questions, so keep photographs and ask an insurance or legal adviser. Standard renters policies typically exclude outside flooding.

Can I call a restoration contractor if I rent?

You can, but work on the building generally needs the owner's approval, so talk to the manager first. Your own belongings are yours to deal with. If the building is not being dried and mold or health worries are growing, record your requests in writing.

What happens to food after a shop floods?

Food touched by floodwater or sewage is generally unsafe and should be discarded, including many packaged goods. Contact Gwinnett County's environmental health office about reopening rules. Keep a list and photographs for your insurer, because the items may have to be disposed of before an adjuster can visit.

Who do I call for a broken storm drain near my building?

Report broken storm drains and major flooding during rain to Gwinnett County Water Resources dispatch on 678.376.7000. Tell your building manager as well, since private lines on the property may be the owner's to fix. Keep away from fast-moving water around drains. [4]

Historic Norcross

Can water-damaged plaster be saved?

Often, if it stays bonded to the lath and the water was clean. Tap to find hollow spots, dry slowly, and only then decide. Sections that bulge or come loose may need reattachment or replacement, and a plaster specialist can advise on repair versus removal.

Do I need city approval for repairs after water damage?

Interior like-for-like work often needs less review, but exterior changes, structural work and trades work may need a permit or design review through Norcross Community Development. Call the department before ordering materials, because the process depends on the property and the type of work. [4]

Is my house in the Norcross Historic District?

The National Register listing covers a 112-acre core, but a boundary should be checked instead of assumed. Local design districts may also differ from the National Register line. The city's Community Development Department can tell you which rules apply to your address. [2]

Should I worry about lead paint during a cleanup?

If the home was built before 1978, yes. Sanding, cutting and demolition can disturb lead paint, and EPA rules apply to many paid renovation jobs. Ask whether the contractor is certified under the program, and keep children away from the area. [3]

Why does my old house smell musty after rain?

Older crawl spaces often have bare soil and open vents, so rain raises humidity beneath the floor. That damp air rises into the rooms. Check for standing water, consider a vapor barrier, and get readings in the floor framing if the smell keeps coming back.

Can old wood floors recover after a leak?

Often, particularly if the water was clean. Slow drying can let cupped boards settle, and old boards may be difficult to match. Wait for stable moisture readings before any sanding. Floors soaked with sewage or floodwater are a much harder call, so ask for specific advice.

Peachtree Corners

Who issues permits in Peachtree Corners?

The city's own Building Division handles plan review and inspections for structures within city limits, rather than Gwinnett County. Confirm that your address is in the city, because the Norcross mailing address is sometimes used nearby. Check the city's website for current requirements. [2]

Who provides water and sewer in Peachtree Corners?

Gwinnett County Department of Water Resources provides water and sewer service in the city, according to the city's utilities page. For problems at the meter or in the street, sewer backups and overflowing manholes, use the county's dispatch line, 678.376.7000. [3] [9]

Is my home in a Chattahoochee flood zone?

Only an address check can say. Use FEMA's Flood Map Service Center to look up your property, and ask your agent or a surveyor to interpret it. Remember that being outside a mapped zone does not remove the risk of runoff or seepage. [6]

Does my HOA need to know about water damage?

Often yes, especially if common walls, roofs or exterior elements are involved, or if you need a dumpster or trucks on the street. Read your covenants and tell the association early. Townhome associations usually have their own insurance rules, which affect who handles which repair.

My lower level gets wet only in big storms. Why?

That pattern usually points to surface runoff, overflowing gutters or a footing drain that cannot keep up, instead of a plumbing leak. Watch during rain from a safe place and see where the water goes. Correct the outside first, then consider interior systems if the problem continues.

Can the river back up into my house?

If you live close to the river or a tributary, high water can reach low parts of a property and may affect sewer and storm lines too. For most of the city, runoff is the more common problem. Check your mapped risk and your coverage, and report drainage issues during storms.

Oregon

Is my crawlspace really urgent if nothing inside looks wet?

Yes, when there is standing water under the floor. Oregon’s damp winter air gives it little chance to dry alone, and the EPA advises drying materials within 24 to 48 hours.

Does Water Damage First cover the whole state?

Calls are connected to independent contractors, and the listed cities are Portland, Beaverton, Salem, Eugene, Medford and Bend. Ask on the call whether your exact address is served.

Should I run the furnace to dry the house?

Heat alone can move moisture around rather than remove it. Do not run a forced-air system if ducts took on water, particularly sewage, until someone has checked them.

Beaverton

My house is fairly new. Why did it leak?

Many common failures are in parts that wear out on their own schedule, like supply lines, washer hoses, ice maker tubing and water heaters, regardless of the age of the house.

Water came through my kitchen ceiling. Where is it from?

Usually from a bathroom or laundry room above. Shut off the water, keep clear of any sagging drywall and have the source traced with moisture meters.

How do I prepare for an ice storm?

Insulate exposed pipes, disconnect hoses, know your main shutoff and, during an outage in freezing weather, let faucets drip or shut off and drain the water.

Who pays when a leak in my condo damages the unit below?

It depends on the HOA's master policy, your unit policy and where the leak started. Notify the HOA and your insurer promptly and document everything.

Why is there water in my crawlspace when the house is new?

Flat lots, slow-draining soil and downspouts discharging at the foundation can send water under even new homes during long wet spells.

How do I check a contractor's license?

Search the contractor's name or license number on the Construction Contractors Board site before anyone starts work in your Tualatin Valley home. [7]

Do I need to move out while my Beaverton home dries?

Usually not for a clean-water leak. Drying equipment is noisy and may run in several rooms for days, but most families stay. For sewage or extensive tear-out, ask the contractor whether staying elsewhere makes sense.

Bend

What causes most water damage in Bend?

Frozen and burst pipes during sub-zero nights, ice dams that back meltwater into roofs and walls, and plumbing failures. Groundwater seepage is less common than west of the Cascades.

How cold does it get in Bend?

Winter nights typically fall between minus 5 and minus 10 degrees Fahrenheit, and the record low is minus 26.

My hose bib is frost-free. Why did it burst?

Frost-free faucets only drain properly with the hose disconnected. With a hose attached, water stays in the valve inside the wall and can freeze.

How do I prevent ice dams?

Keep heat from reaching the roof deck with good attic insulation and ventilation, and keep gutters and downspouts clear. A roofer or insulation contractor can assess your house.

What should I do with my second home over winter?

Keep the heat on at a safe level and have it checked regularly, or shut off and drain the water. Remote leak alerts help. Check your insurance policy's conditions for vacant homes.

Do houses dry faster in Bend?

Often, because the air is dry, but cold slows refrigerant dehumidifiers. Keeping the house warm and using the right equipment matters.

Does this service cover Redmond, Sisters and Prineville?

Yes, covered ZIP codes in Redmond, Sisters and Prineville are included along with Bend.

Should I shut off the water before leaving town in winter?

For trips of more than a few days in a central Oregon winter, shutting off the main and draining the lines is the safest choice, especially in a home where pipes have frozen before. If you leave the water on, keep the heat at a safe level and have someone check the house.

Eugene

When is water damage most common in Eugene?

In the wettest months, November through January, when saturated soil sends water into crawlspaces and heavy rain overwhelms gutters. Rare cold snaps add frozen pipe bursts.

Is my home near Amazon Creek at flood risk?

Homes along Amazon Creek and near the Willamette and McKenzie may be in mapped flood hazard areas. Check flood maps and ask your agent about flood insurance.

Does this service cover Springfield?

Yes. Covered ZIP codes in Springfield are included along with Eugene. The call confirms coverage for your address.

I rent near campus and there's a leak. What do I do?

Tell your landlord immediately, in writing as well as by phone, and photograph the damage. Your belongings are covered only by renters insurance.

How do I keep pipes from freezing over winter break?

Keep the heat on, insulate exposed pipes, disconnect outdoor hoses and ask a neighbour or landlord to check during cold snaps.

Why does my Eugene house smell musty in winter?

Often because the crawlspace is damp. Check for standing water, a torn vapor barrier or wet insulation under the house.

How long does drying take in a Eugene winter?

Often longer than in summer, because outdoor air is damp and crawlspaces are cold. Readings decide when it is done.

Where do Lane County homeowners check a contractor?

Use the Oregon Construction Contractors Board's online license search. [6]

Should I run my furnace if water reached the crawlspace ducts?

Not until the ducts have been checked. Wet or contaminated ducts under the floor can push damp, musty air through the house. Ducts that stayed dry can keep running, and warm air helps drying.

Medford

Medford is fairly dry. Is water damage really a concern?

Yes. Most indoor water damage comes from plumbing failures, which happen anywhere. And because the valley's rain arrives in a few winter months, sometimes in big storms, runoff and creek high water can be sudden.

Is my home near Bear Creek at flood risk?

Flooding along Bear Creek is a recurring problem, and homes near it or its tributaries may be in mapped flood hazard areas. Check the flood maps and ask your agent about flood insurance.

My house is on a slab. Does flooring have to come up?

Often. Water trapped under flooring keeps the slab wet, and the slab can only dry once it is exposed. Readings decide when new flooring can go down.

Why did my roof leak in the first storm of the year?

Months of summer heat can dry out sealants and age roofing, opening small gaps the first heavy rain finds. A roof check before the rainy season helps.

Do pipes freeze in Medford?

Less often than in Bend, but cold snaps happen, and homes on the valley's slopes and in Ashland see more frost. Insulate exposed pipes and disconnect hoses.

Does this service cover Central Point, Ashland and Grants Pass?

Yes, covered ZIP codes in Central Point, Ashland and Grants Pass are included along with Medford.

Who can help with an insurance problem?

Oregon's insurance regulator, the Division of Financial Regulation, has a consumer hotline and complaint process for Rogue Valley policyholders.

My AC is dripping into the ceiling. Is that water damage?

Yes. A clogged condensate line or a failed drain pan can soak a ceiling or closet over days or weeks. Turn the system off, have the drain cleared and get the wet ceiling and any insulation checked and dried.

Portland

Why does my Portland basement leak only in winter?

Most of Portland's rain falls between November and March. Weeks of rain saturate the soil around the foundation, and water finds cracks and the joint where the wall meets the floor.

Who do I call if sewage comes up my floor drain during a storm?

Stop using water, get the backup cleaned up and, if neighbours have the same problem, report it to Portland Environmental Services, the city's sewer and stormwater utility.

How do I protect pipes in a Portland ice storm?

Insulate exposed pipes beforehand, let exterior-wall faucets drip, open sink cabinets and know where your main shutoff is. If power goes out for a long time, consider shutting off and draining the water.

Is my Portland house in a floodplain?

The City of Portland publishes flood hazard maps, including FEMA maps. Homes along Johnson Creek, the Columbia Slough and parts of the Willamette are among those to check.

Does it take longer to dry a house in Portland?

Often, during the wet season, because outdoor air is cool and damp. Contractors usually dry with the house closed and dehumidifiers running.

My old house has plaster walls. Does that change anything?

Plaster holds water longer than drywall and may need longer drying. Older houses may also contain lead paint or asbestos, so testing before cutting is sensible.

Does this service cover Gresham and Lake Oswego?

Yes, covered ZIP codes in Gresham, Lake Oswego, West Linn, Oregon City, Happy Valley, Troutdale, Canby, Sandy, Wilsonville and Tualatin are included. If your address is not covered, the call will tell you.

How do I check a contractor's license in Portland?

Use the Oregon Construction Contractors Board's license search, which covers contractors statewide. [9]

Salem

Why is there water under my Salem house every winter?

Salem's rain falls mostly between October and April. Saturated soil, downspouts discharging near the foundation and low lot grading send water into crawlspaces. Gutters, downspouts and grading are the first things to check.

Is my Salem home at risk of river flooding?

Homes near the Willamette and Salem's creeks may be in mapped flood hazard areas. Check the flood maps and ask your agent about flood insurance if you are close to the water.

How do I protect pipes in a Salem cold snap?

Insulate pipes in the crawlspace and exterior walls, disconnect hoses, let outside-wall faucets drip during hard freezes and open sink cabinets.

Does wet crawlspace insulation have to come out?

Usually. Soaked insulation sags, loses its value and holds water against the subfloor. It is removed so the floor system can dry and replaced once readings are normal.

Does this service cover West Salem and Woodburn?

Yes, covered ZIP codes in West Salem and Woodburn are included along with Salem itself. The call will confirm coverage for your address.

Where can I check a contractor's license?

The Oregon Construction Contractors Board, headquartered in Salem, has an online license search for contractors statewide.

Who do I contact about an insurance claim problem?

The Oregon Division of Financial Regulation takes consumer questions and complaints about insurance companies. [6]

Does a Salem house take longer to dry in winter?

Often. Cool, damp outdoor air and cold crawlspaces slow drying, so contractors rely on dehumidifiers and closed drying rather than open windows.

Port Charlotte

Does the county handle permits for Punta Gorda?

Generally no. The city has its own building department. Unincorporated areas use the county.

My house did not flood, but it smells musty after the storm. Why?

Roof leaks, wind-driven rain or lost air conditioning can raise moisture inside. Have someone check the attic, walls and insulation.

How do I find out if I am in a flood zone?

Use FEMA’s map service and the county’s flood information, and remember that evacuation zones are a different thing.

Charlotte Harbor

Is Charlotte Harbor the same as the estuary?

No. Charlotte Harbor is also the name of a small community on the north bank of the Peace River in Charlotte County. The estuary is the large body of water it faces, and the name often causes confusion on the phone or in reports.

Who issues building permits in Charlotte Harbor?

It is unincorporated, so building questions generally go to Charlotte County Community Development. Punta Gorda, across the river, has its own building department. Confirm with the county which office covers your specific address before any work begins.

Can river water in Charlotte Harbor be salty?

It can be. The Peace River here is tidal near the estuary, so water may be brackish or salty and also carry silt. Treat it as contaminated, and ask the contractor about rinsing surfaces before drying them.

How do I find my evacuation zone here?

Use the Know Your Zone address lookup on Charlotte County's website. Zones run from A to E and relate to surge. Waterfront neighbours may differ from inland blocks, so check your own address and keep the letter written down.

What should condo owners here do first?

Stop any water you can safely reach, photograph your unit, and tell your association manager right away. Your unit policy and the master policy may each cover different parts, so it is wise to speak with your agent early on.

Should I run the AC after river water reached the unit?

Not until a technician checks it. Salt and silt can damage coils and controls, and ducts may need checking as well. Photograph the equipment first, and ask your insurer whether they want it inspected before anything is replaced.

Deep Creek

Is Deep Creek safe from storm surge?

Much of it sits higher than the coast, at about 23 feet reported, but no area is completely immune and lower streets near the Peace River differ. Check your own address on the county's evacuation and flood maps, and follow official orders.

Do I need association approval for storm repairs?

Deep Creek is deed restricted, so exterior work such as roofs and fences may need approval. Temporary protection to limit damage is usually a separate question. Read your restrictions, tell your association what is happening, and keep dated photographs.

Who handles permits in Deep Creek?

It is unincorporated, so Charlotte County Community Development usually handles building permits, even though mail goes through Punta Gorda. Roofing and electrical work generally need permits. Ask the county which requirements apply before work starts on your address.

Why is my closet wet if there was no storm?

The likely culprits are the air handler's drain line or a nearby supply pipe. Turn the system off if the pan is full, call an HVAC technician or plumber, and have the walls checked with a meter.

Can heavy rain flood a house this far inland?

It can. Flat ground, full swales and overwhelmed ponds may send water to the door, even with no hurricane around. Keep drains clear, extend downspouts, and take photographs of where water collects so a professional can advise you.

Who supplies water and sewer in Deep Creek?

Utilities here have come from both Punta Gorda and Port Charlotte, according to local references. Check your own bill, and keep that contact number handy so you can report a leak or follow boil-water notices after a storm.

Harbour Heights

Is it Harbour Heights or Harbor Heights?

Both spellings appear. Wikipedia and many local references use Harbour Heights, while the National Weather Service has written Harbor Heights. It is worth searching under both when you look for reports, flood notices or local records about your neighbourhood.

Can the river flood my home days after the storm?

Yes. The Peace River collects rain from a wide area, so a crest can arrive after the weather clears and can last for days. Follow official river forecasts, and leave early if water threatens the roads you need.

Is Peace River floodwater dangerous?

Treat it as contaminated. Floodwater can carry microorganisms, chemicals and debris even when it looks clear. Wear gloves and boots, keep children away, and do not wade in it. Six inches of moving water can knock a person down.

Who checks a seawall after a storm?

A marine contractor or engineer, rather than a restoration company. Look for cracks, leaning and sunken lawn behind the wall. A wall that has been through a major flood deserves a careful inspection.

Which office handles my permit here?

Harbour Heights is not a city, so building questions usually go to Charlotte County Community Development. Ask the county how the 50 percent rule might apply if your home is in a flood zone and was damaged more than once.

Does I-75 being so close make evacuation easier?

It helps, but do not depend on it. Flooding closed part of I-75 in southern Sarasota County during Ian. Leave early, have a second route in mind, and never drive through water across a road.

Punta Gorda

Do Punta Gorda permits go through Charlotte County?

City addresses generally go through Punta Gorda's own building department, not the county. Check your address if you live near the boundary. Flood-related work can involve extra review, so talk to the department before starting major repairs.

Does Punta Gorda Isles flood during hurricanes?

Parts of it can, depending on the track, tide and your lot's elevation. Canals can carry surge deep into a neighbourhood. Look up your evacuation zone and flood zone rather than relying on what happened in a single storm.

Is my historic home harder to dry?

It can be. Old plaster and wood floors react badly to fast, aggressive drying, while slow drying leaves time for mold. Tell the contractor the age of the house, and ask how they would balance speed against preserving original materials.

Should I worry about a seawall after a storm?

Yes, have it looked at. A cracked or leaning seawall can affect the lot and how water arrives next time. A marine contractor should inspect it. Restoration companies deal with the home, so you will likely need a separate specialist.

What if I was away when the storm hit?

Ask someone local to photograph the house as soon as it is safe, including ceilings, lanai doors and the air handler closet. Report damage promptly. Notice deadlines usually run from the date of loss rather than the day you returned.

Can canal water get into my AC system?

If water reached the condenser or air handler, assume salt and silt may be involved. Have an HVAC technician inspect it before you restart it, and take photographs first in case your insurer needs to see the equipment.

Prosper

Is my builder responsible for a burst pipe?

It depends on your warranty, the cause and the age of the house. Save the failed part, and give the builder written notice while the contractor keeps drying.

Do I need HOA approval for emergency work?

Inside work usually proceeds without it, but check your rules before changing anything visible from outside. Stopping further damage comes first.

Is this an EPA lead issue in a new home?

Not for a newer house, since the rule applies to most pre-1978 homes. It may be relevant to older downtown buildings.

Downtown Prosper

How old are the buildings in Downtown Prosper?

The town dates to 1902 and incorporated in 1914, but individual buildings vary widely, and some are new. Check property records for your building's actual age and past renovations before opening walls.

Who handles a leak in a leased shop?

It depends on your lease. Building owners usually handle the structure and shared systems, and tenants often handle stock and their improvements. Tell the owner at once, and read the lease and your policy.

Can my business stay open during drying?

Sometimes, if the area is contained and safe. Equipment is noisy and needs power, and contaminated water changes everything. Discuss it with your contractor on the call, along with any health authority rules for food businesses.

Do I need to test for asbestos before demolition?

It is wise to ask, especially in older buildings, because older materials can contain asbestos or lead. Rules vary by project type, so ask your contractor and check with the relevant Texas agency.

What if water comes from the unit next door?

Tell your neighbor and the building owner at once, take dated photos and ask them to shut off the source. Notify your insurer as well. Moisture readings on both sides help show how far it spread.

Does the Downtown Master Plan affect repairs?

Interior repairs are unlikely to be affected, but exterior or façade changes may be subject to town rules. Check with the Town of Prosper before altering anything visible from the street.

Why does a roof leak show up far from where it entered?

Water runs along decks, joists and insulation before dripping. On low-slope roofs it can travel some distance. A roofer can trace the entry point, and interior readings show how far the moisture spread.

Gentle Creek Estates

How old are homes in Gentle Creek Estates?

Sources point to custom homes built mostly from the early 2000s to the mid-2010s, with some listing data going back to the late 1990s. Check your own property records for the actual date.

When should I replace an original water heater?

Plumbers commonly look at age and condition rather than a fixed date. If yours is original to a house of this age, ask a licensed plumber to take a look before it fails, especially in an attic.

How can I tell if the line from my meter is leaking?

Close the home's main valve and turn off irrigation. If the meter still moves, the problem is likely between the meter and the house. Wet lawn patches during dry weather can point to the location.

Can hardwood floors be saved after water damage?

Often if action is quick and the wood has not been soaked for long. Mats can pull moisture through solid boards, but cupping might remain. Let the floor dry fully before sanding or refinishing.

Does being on a golf course change my flood risk?

It depends on the lot, and being next to a course is neither a guarantee nor a warning. Look up your address on FEMA's flood maps, and ask your agent about flood coverage.

Do I need to tell my HOA about restoration work?

Interior drying rarely raises issues, but dumpsters, storage units and exterior repairs may. Check your HOA rules, and let them know if the project will be visible for some time.

What if my custom home has no plans?

A contractor can still map moisture with meters and thermal imaging. A plumber can trace lines with pressure tests and locating tools. It may take longer, so have remodel notes and photos ready.

Star Trail

How old are homes in Star Trail?

Reports indicate the first phase was expected around 2017, so most homes there are relatively recent. Check your own closing documents for exact dates, since these may affect warranties and which paperwork applies.

Could my pool be causing water near my foundation?

It is possible. A leaking pool line or a pool with a constantly running autofill may keep the ground wet. Turn off the autofill, watch the water level and call a pool professional if it keeps dropping.

Why is my sprinkler system suspected in a slab leak test?

Irrigation is connected to the same meter. A leak in an irrigation line moves the dial just like a leak under the house. Shut the irrigation valve before running your test.

Should I run my irrigation during a suspected leak?

Pause it until the source is identified. Extra water near the slab makes it harder to read the evidence, and it can worsen damp conditions along that wall.

Can engineered wood be dried in place?

Sometimes, if it was wet briefly and the edges have not swollen. Often it has to be removed so the slab can dry. Ask your contractor to show you readings before deciding.

Does Star Trail have its own rules about contractors?

Community HOAs generally set rules for parking, signs, dumpsters and exterior changes. Ask your HOA for the current version, and tell your contractor about any gate and access rules.

Is a hairline crack in a new slab a sign of a leak?

Not by itself. Small cracks are common as concrete cures and houses settle. Combine what you see with a meter test and watch whether any cracks are growing.

Windsong Ranch

Do new homes in Windsong Ranch really get water damage?

Yes. New construction reduces age-related failures, but hoses, condensate lines, fittings and freezes affect recent homes as well. Upstairs plumbing means that a small failure can reach several rooms before anyone notices.

Should I call my builder or a restoration contractor first?

Protect the house first by stopping the water and calling whoever can help remove it. Notify the builder promptly if the home is in warranty, and keep failed parts and dated photos for them.

Do I need HOA approval to run drying equipment?

Equipment inside your home is unlikely to raise issues, but dumpsters, storage units or exterior repairs might. Ask your HOA and check the community rules, particularly for a long job.

Where is the water shutoff in a Windsong Ranch home?

It depends on the builder and section. Check the garage, near the water heater and any utility closet, and your builder documents. Label it once you find it.

Is Windsong Ranch in a flood zone?

That depends on the lot, and we have not mapped individual properties. Enter your address at the FEMA Flood Map Service Center and speak with your insurance agent about flood coverage.

Who issues repair permits in Windsong Ranch?

For addresses in town limits, the Town of Prosper's Building Inspections division handles permits. Confirm your jurisdiction, because addresses near town boundaries can sometimes be confusing. Your plumber or contractor should know what the work needs.

Can drying be done with people living in the house?

Often yes when water is clean and the area is contained, although noise and heat are real. With contamination or widespread removal, ask whether staying elsewhere makes sense for your family.

Emergency Board-Up Services

Who usually pays?

Often the claim, when the policy covers the loss, so save the receipt.

How long does plywood stay on?

Until repairs are ready, so check it after storms.

Can I do the board-up myself?

For a single ground-floor window, with no structural damage and safe conditions, a capable person might. Anything high, large or next to fire damage is a crew job.

Do I need a permit?

Temporary protection often does not need one, but rules vary, so ask your local building department. They can also tell you whether any order applies to the building.

Will boards damage the frame?

Some fasteners may leave marks. Ask how the crew will fix panels, and whether the frame is being kept for repair.

What if I rent?

Tell the landlord at once, in writing. The building is usually their responsibility. Move your own belongings, and contact your renters insurer about them.

Emergency Burst Pipe Services

Who do I call first?

After shutting the valve, a plumber stops the failure and a restorer deals with wet materials.

Should I keep the broken pipe?

Yes, your insurer may want to see it.

Can I keep using water anywhere in the house?

Not with the main closed, unless a plumber has isolated the broken branch. Once that branch is capped, ask the plumber to confirm which fixtures are safe to use.

The break is in an apartment above mine. What do I do?

Tell the building manager at once and ask that the unit's valve be closed. Then protect your belongings, photograph the damage in your unit, and contact your own renters insurer.

Do I need a restoration contractor if the plumber fixed it quickly?

Perhaps not for a small amount of water on a hard floor that dries right away. If water reached walls, carpet, ceilings or a floor below, ask for moisture readings, since these places can stay wet after they look dry.

Should I turn the heat up to dry things?

Ask the contractor first. Heat without air movement and dehumidification may simply push moisture into other rooms.

Emergency Ceiling Leak Services

How much water can a ceiling hold?

More than people expect, and the weight is what makes it fall.

Can a stained ceiling be painted?

Only after the leak is fixed and the material tests dry.

Does a small stain need attention tonight?

If it is dry and not spreading, it can usually wait for daylight. If it is wet or growing, deal with the source now, because a drip can turn into a sag.

The leak stopped when the rain stopped. Is that it?

No. The opening is still there, and whatever sits above the ceiling could be soaked. Arrange the roof check and a moisture reading before more rain.

Can I sleep in the room?

Not under a sagging or wet ceiling. Choose a dry room with a dry ceiling on a safe circuit.

Should I drill a hole to let the water out?

Leave it to a professional. Draining a ceiling depends on knowing how much water is there and whether the board can hold while it happens.

How do I tell a condensate drip from a roof leak?

A drip that appears on dry days while the cooling runs points toward the HVAC. A drip that follows rain points toward the roof. A technician can confirm which.

Emergency Crawlspace Water Services

Why does it matter if I cannot see damage?

Moisture rises into floors and insulation, and it can lead to mold and rot.

Do I need a vapor barrier?

Often it helps, but drying and finding the cause come first.

Can I just wait for it to soak into the ground?

That may happen with a small amount of clean water, but the moisture still rises into the house. Have the wood and insulation checked before assuming it is fine.

How do I know whether it is sewage?

Smell, solids and wet paper are the usual signs. Treat any doubt as contamination, and stay out until a plumber has checked.

Should I keep the crawlspace vents open?

It depends on the climate and the setup, so ask the contractor. Do not change the vents as a first response.

Is it fine to run the furnace?

If ducts or the unit sit in the wet space, leave it off until someone has checked them.

A contractor says I need encapsulation right now. Do I?

Encapsulation is a longer-term option. Before it is discussed, the source must be fixed and the space dried.

Emergency Fire Damage Services

What should I take if I am allowed in?

Medications, identification and key documents, only if officials agree.

Where do I get the fire report?

Ask the responding fire department how to request it.

Can I go in if it does not look too bad?

Not until cleared. Smoke, weakened structure and damaged utilities may not be obvious from the door.

Who secures the house?

Usually a board-up or restoration contractor, arranged by you or through your insurer. Ask the fire department whether the building needs to be secured tonight.

Do I have to use the contractor my insurer suggests?

Ask your insurer what your policy says. You can compare options, but keep them informed before work starts.

My neighbor's fire damaged my home. Who do I call?

Your own insurer first. Photograph your side, and ask how they want it handled.

Emergency Firefighting Water Removal

Is this covered with the fire claim?

Commonly it is part of the same loss, but check with your insurer.

Can wet walls be cleaned first?

Drying and residue removal are planned together, so ask about the order.

Do I need separate contractors for the water and the fire?

Not always. Many jobs combine them, but make sure someone is clearly responsible for each stage. Ask which contractor handles what.

Can the water just dry on its own?

Not safely. In a closed-up building with wet materials and residue, it invites mold and more staining. Drying should begin promptly once it is safe to work.

Why did they cut holes in my roof and walls?

Firefighters may vent a building or open walls to find hidden fire. Include these openings in your photos and tell your insurer. Ask about securing them.

The fire department flooded my basement. Should I pump it right away?

Wait for clearance and a check on power. Tell the contractor about any ground conditions, since outside flooding can make fast pumping risky.

Emergency Flooded Basement Services

Can I use my own sump pump?

Only with safe power and clean water, and never by wading in to place it.

Is basement flooding insured?

It depends on the cause. Check for flood or backup coverage.

How deep is too deep to go in?

Any depth is too deep until the power question is settled. Shallow water can still carry current.

The water has gone down on its own. Is it safe now?

Lower water is a better sign but does not clear the room. Wet panels, gas equipment and contaminated residue still need checking before anyone uses the space.

Should I open the basement windows?

Yes if the weather permits and you can reach them without entering water. CDC advises opening up to dry a flooded home, but wait if outside water or wind-driven rain could come in.

Do I need to test for mold right away?

Usually not. The EPA notes that when mold is visible, sampling is usually unnecessary. The priority is getting wet material dry or removed.

What should I do about my well if it flooded?

Do not assume the water is safe. Ask your local health department how to test, and follow local officials' advice on what water can be used for.

Emergency Mold Services

Is black mold always an emergency?

Color does not tell you the species or risk. What matters is size, location and who is exposed.

Should I spray bleach?

EPA does not recommend routine disinfectants, and removing the moisture matters more.

Should I leave my home because of mold?

Most people with a small patch do not need to. Anyone with serious symptoms or a weak immune system should talk with a health professional, who can advise on whether to stay away.

Is a musty smell enough to call someone?

Yes, if it persists. Smell often comes before visible growth and suggests moisture somewhere you cannot see.

Will an air purifier fix it?

It does not address moisture or growth. Treat it as a separate question from cleanup, and steer clear of devices that produce ozone.

How do I know the job is finished?

The moisture source is fixed, the materials are dry, visible growth is gone, and the musty smell has not returned. Ask the contractor to show you how they checked each of these.

Emergency Roof Leak Services

Will insurance pay for a tarp?

Many policies expect reasonable steps to prevent further damage, so keep the receipt.

Can I wait for the roofer?

Roofers can be booked out after a storm, so temporary protection comes first.

Should I fix the leak before the adjuster comes?

Temporary repairs to limit damage are generally expected, but check with your insurer and photograph everything first. Keep any permanent repair until the adjuster has seen it, unless told otherwise.

The drip stopped once the rain did. Should I still call?

Yes. The hole has not healed itself, and wet material may be sitting above your ceiling. Have it checked before the next storm.

Can a tarp go on while it is raining?

Safe practice depends on the conditions, and a contractor will decide. High winds and lightning mean no. Keep working inside until the crew says it is safe.

What if a tree is on the roof?

Stay out of the rooms below and call your insurer and a qualified tree contractor. If power lines are involved, keep well away and call the utility.

Emergency Sewage Backup Services

Can I clean a small backup myself?

A very small spill on a hard floor may be manageable with gloves and disinfectant, but carpet and drywall are different.

Who fixes the blockage?

A plumber or sewer contractor, or your utility if the main line failed.

Can I shower while I wait?

No, not until the line has been cleared. Water sent down any drain ends up at the same blockage. Use a neighbor's bathroom, or stay elsewhere.

Is it safe to stay in the house?

It depends on where the sewage is, whether there is any working bathroom, and who lives there. Infants, older adults and anyone with a weak immune system are better off elsewhere.

Do I have to throw out my carpet?

Usually, when sewage soaked it. Ask the contractor to explain any exception for your specific situation.

My drains are slow but nothing has come up. Is that an emergency?

It is a warning. Cut back on water use and call a plumber soon, because a partial block can become a full one without much notice.

Does my homeowners policy cover this?

Backup coverage is often an add-on, and flood coverage is separate again. Ask your insurer which applies, and do not assume either way.

Emergency Smoke Damage Services

How soon should cleaning begin?

As soon as the building is safe, since acidic residue can stain and corrode over time.

Does nearby wildfire smoke count?

It can, if ash and odor have entered the home.

Should I open the windows?

If outdoor air is clean and the structure is safe, yes. Do not open them during wildfire smoke or poor local air quality.

Can I stay in a home with a smoke smell?

A faint smell is not always dangerous, but those who have symptoms or lung and heart conditions should stay elsewhere. Ask a doctor if unsure.

Does the smell mean the residue is still there?

Usually yes. Clearing the air alone will not remove what is on the surfaces.

Should I change the furnace filter?

Wait for a technician to look at the system, then change the filter as advised. Keep the old filter and photograph it for your records.

Emergency Smoke Odor Removal

Will candles or sprays help?

They only mask odor for a short time.

Why does the smell return on hot days?

Warmth releases odor from residue left in materials.

Will the smell go away by itself?

Light smells may fade with airing. Residue-based smells usually do not go away until the residue is removed.

Is it safe to sleep in a smoky-smelling house?

Anyone with lung or heart problems, infants and older adults should stay elsewhere until it is improved. Others should use their judgment, and leave if they have symptoms.

Do I have to throw out my clothes?

Often not. Many fabrics respond to specialist cleaning, so ask before disposing of them, and keep a list.

My new home smells of old cigarette smoke. Is that the same thing?

It is similar in that residue sits on surfaces, but it is not an emergency. Cleaning comes before sealing and painting.

Emergency Soot Removal

What is a furnace puffback?

A misfire that can blow soot through ducts into several rooms.

Can soot be painted over?

No, it needs to be removed first, or stains and odor will return.

Can I clean a small patch of soot myself?

A candle mark on a washable wall is one thing. Soot from a furnace or fire, or a large area, is a job for someone with the right tools and protection.

How do I keep soot from spreading while I wait?

Close doors, leave the HVAC off, keep foot traffic down and take off shoes at the boundary.

Does soot damage things if left alone?

It can stain and hold odor, and acidic residue can harm some finishes over time. That is why you should ask for cleaning advice soon after the event.

Are my clothes ruined?

Often not. Do not wash them with other laundry until you have asked for advice, since soot can transfer and set.

Emergency Structural Drying

Why not wait until the weekend is over?

Mold can start on materials that stay wet for a day or two.

How will I know it is dry?

Ask for moisture readings against a dry reference area.

Can walls be dried without opening them?

Sometimes, depending on what is inside and how long they were wet. Ask how the contractor will verify that the inside of the wall is dry.

Should I leave my thermostat alone?

Ask. Many drying plans have a preferred temperature, and it depends on the weather and the equipment.

My neighbor says fans alone are fine. Are they?

Fans help with evaporation, but the moisture stays in the room's air unless something removes it. A dehumidifier or dry outside air is what takes it away.

Is living at home during drying realistic?

Often yes, if the conditions allow, but noise, heat, power use and any contamination all play a role. Those with health concerns should ask a doctor.

Emergency Water Damage Services

Is it an emergency if the water has stopped?

Often yes. Materials keep absorbing it, and EPA guidance sets a 24 to 48 hour drying target.

What should I tell the contractor?

Say where the water came from, when it began and which rooms it reached.

Can I stay in the house?

Often yes, if there is no structural, electrical, gas or contamination concern and the affected rooms are closed off. Ask the contractor, and consider who in your home is most vulnerable.

Should I use my insurance?

That is your decision after reading the policy. Report the loss promptly so you keep the option, and ask your insurer what they expect you to do in the meantime.

What if I rent?

Tell the landlord in writing right away. The building usually belongs to them, but your belongings usually depend on your own renters policy.

Is it fine to run my air conditioning?

Only if the system stayed dry and is not suspected of contamination. CDC lists fans, air conditioners and dehumidifiers among the tools for drying a home, but the EPA warns against running a system you suspect holds mold.

My neighbor offered a wet vacuum. Should I use it?

Only for a small, clean spill, with safe power and no standing-water risk to you. Use a protected outlet in a dry room, and stop if anything feels wrong.

The water stopped hours ago and everything looks fine. Am I done?

Not necessarily. Moisture may remain behind baseboards and under flooring. A moisture meter gives a real answer in places your eyes cannot.

Emergency Water Extraction

How much water counts as an emergency?

Any standing water on carpet, or water spreading under walls, needs prompt removal.

Can I start with a shop vacuum?

For a small, clean spill on a safe circuit, yes. For more than that, call.

How deep does water have to be before I wait outside?

Any water near outlets, cords or appliances is reason to wait, whatever its depth, until the power question has been settled.

Do I need extraction if the carpet is only damp?

Possibly not, but damp carpet may hide a wet pad. A moisture meter is the quickest way of finding out.

Where does the water go?

For clean water, usually a suitable drain or outdoors, depending on local rules. Contaminated water needs a different plan, so ask the contractor.

Should I keep the heat on?

In freezing weather, keeping the house above freezing protects pipes and helps avoid ice. Otherwise, ask the contractor what temperature best suits the drying plan.

Can Wet Carpet Be Saved?

Can I dry it with a fan?

A fan helps small areas, but the pad and subfloor usually need more.

Will it shrink?

It can, which is one reason cleaning and stretching may be needed.

How long can carpet stay wet before it is ruined?

There is no fixed cutoff. EPA treats 24 to 48 hours as the window for drying wet materials to help prevent mold, and CDC advises removing soaked carpet that cannot be dried right away. After that window, condition, odor and water source decide.

Can I keep the carpet and just replace the pad?

Yes, that is common after a clean-water leak, provided the backing is sound and the subfloor has been dried first.

Will baking soda or carpet powder fix the smell?

Powders may mask odor for a while, but they do not remove moisture from the pad or subfloor. Find out what is still wet first.

Do I have to replace the whole room?

Not always. Sometimes only part of the carpet is affected, though matching and seams can make a partial repair look obvious.

Is wet carpet dangerous to walk on?

It depends on the water. Clean water is mainly a slip and electrical concern, while sewage or floodwater is a health concern, so stay off it and keep others off too.

The First 24 Hours After a House Fire

Where do I stay?

Check your policy for additional living expenses. Local relief groups such as the Red Cross may also help.

Should I tell my mortgage lender?

Often yes, as lenders may be named on claim payments.

Can I go back to get my things?

Only after you are cleared by the fire department, and ask whether anything is off limits. A short supervised visit is a common way to get medication and documents.

How do I get a fire report?

Ask the responding department how it handles report requests, since each one has its own process. Note the incident number so the request is easy to make.

What if I rent?

The landlord and their insurer generally deal with the building. Your belongings and your housing needs depend on your own renters policy, if you have one, and your lease. Tell your landlord right away.

Can I sleep at home if only one room burned?

Do not assume so. Smoke travels well beyond the burned room and utilities may be off. Wait for the fire department's word and ask your insurer or a professional about air quality and safety.

Will my smoke alarm and carbon monoxide alarm still work?

Do not rely on alarms exposed to fire or heavy smoke. Replace them as part of repairs before anyone sleeps in the home again.

How Long Drying Takes

Can I just open the windows instead?

It depends on the air outside. Dry, breezy weather can help, but humid outdoor air can add moisture. Once dehumidifiers are running, windows usually stay closed.

Can the job be sped up by adding more machines?

Up to a point. More air and dehumidification help early on, but dense materials release water at their own speed. More machines do not change that much.

How long does it take after sewage or floodwater?

Longer overall, since contaminated materials must come out and be cleaned first. Drying is only one stage in the work.

How will I know it is done?

Ask for final readings on each affected area, compared with an unaffected reference spot in the same material.

Will a home dehumidifier be enough?

It can help with a damp spot or to maintain humidity afterward. EPA's humidity advice tops out at 60 percent, with 30 to 50 preferred. It is often not enough on its own for soaked structural materials.

Is living at home during a dry-out realistic?

Often yes after a clean-water loss, if the home is safe and power is working. After contamination or when mold is present, ask the contractor and a doctor if anyone in the house has health concerns.

How to Find Hidden Moisture

Can I rent or buy a meter?

Yes, and basic ones are useful for tracking change, but readings vary by material, so interpret them with care.

What if readings are normal but it still smells?

The source may be elsewhere, such as a drain, crawlspace or HVAC. See mold prevention.

Can water be trapped in a wall for weeks?

Yes. An enclosed wall cavity gets very little airflow, so moisture can remain long after the room seems fine. That is why readings matter more than appearance.

Can I use a meter on tile or concrete?

Basic meters are often unreliable on these. Readings can be affected by the material itself, so treat any result as a clue and compare with a dry spot nearby.

Does a dry-feeling wall mean there is no moisture?

No. The surface can dry first while the back of the board and the framing stay damp. Check with a meter before closing up or repainting.

Will a home inspector find it?

A general inspector may note visible signs, but a full moisture investigation is usually more detailed. Ask what tools and which areas are included before booking.

Plumber or Restoration Contractor?

Can one company do both?

Some do, but many specialize. Ask who holds the relevant license for each job.

Do I need a plumber if the leak stopped by itself?

Usually yes, as a stopped leak may simply mean the shutoff was closed or pressure fell.

Should I wait for the plumber before starting drying?

Not if the source is stopped. Drying can begin while the repair is pending, as long as the water stays off. If the repair requires opening an area, tell the restorer so they can plan for it.

Who finds a leak I cannot see?

Start with a plumber or leak detection specialist for a suspected pipe. A restorer's moisture mapping can show where water ended up, which often helps narrow things down. See the hidden moisture guide.

Who deals with a drain that keeps backing up?

A plumber or sewer contractor, and possibly your utility if the blockage is outside your line. A restoration contractor deals with what came up, not what caused it.

Can a plumber tell me if my walls are wet?

They may notice obvious signs, but measuring how far moisture spread is usually the restorer's work.

Who should I call if I'm a tenant?

Tell your landlord or building manager immediately, unless shutting off water can't wait. They usually arrange the plumber and restoration for the building, and your belongings fall under any renters policy you have.

Water Damage Categories Explained

Is rainwater through the roof Category 1?

It often begins fairly clean, but it can pick up dust, debris and roofing materials on the way down. A contractor will look at the path as well as the source.

Is a toilet overflow always Category 3?

Not always. A clean bowl overflow may be treated differently from a backup containing feces. When solids or sewer backup are involved, treat it as Category 3.

Can testing determine the category?

The source and history are usually the main evidence. Testing can add information in some cases, but ask what it is meant to answer and whether it changes the plan.

Who decides the category?

Normally the restoration contractor makes the assessment on site, using the standard as a reference. An insurer or independent professional may review that assessment.

Does a higher category always mean more work?

Generally, yes, because more cleaning and removal are required. Class also matters, since a small area of contaminated water can be less work than a large clean loss.

Wet Drywall: Save or Replace

Can I just paint over a water stain?

Only once the wall has been confirmed dry and the source repaired. A stain-blocking primer helps with the mark, but it does nothing about any trapped moisture or mold.

How high should a flood cut be?

There is no one height. It depends on how far the water wicked and what type it was, so go by moisture readings, not a preset figure.

Does drywall dry on its own?

A small clean wet area in a ventilated room might. A soaked wall with insulation behind it generally will not dry fast enough on its own, and its back side can stay wet.

Will drywall fall apart once it dries?

Board that stayed firm usually regains much of its strength, but soft, crumbling or sagging board does not recover.

Is it dangerous to live with a wet wall?

It depends on the source and whether mold has started. CDC lists asthma, mold allergies and compromised immunity as raising the risk, so ask a doctor if there are symptoms.

What to Do After Water Damage

Should I shut off the power?

Only if you can reach the panel without standing in water or touching anything wet. If you can't, leave and call your utility or an electrician.

Should I wait for the insurance adjuster before cleaning up?

Do what's needed to stop more damage, like extracting water and drying, but take photos first and keep receipts. Avoid permanent repairs until you've spoken with your insurer.

Can I stay in my home?

It depends. If the water is clean and the power is safe, you may be able to. Sewage, mold, major damage, or anyone with a health condition may mean staying elsewhere for a while.

What if the leak stopped by itself?

It may start again. The pressure could have dropped or the part could have shifted. Have the cause checked, and don't assume the problem has gone.

What if I don't have insurance?

The steps are largely the same: safety, stopping the water, photos and drying. Ask local relief groups or government agencies about help after a declared disaster, and ask any contractor for a clear written scope before work starts.

Why Smoke Smell Lingers

How long will it last without treatment?

It can persist for a long time and tends to return with heat and humidity.

Is it safe to stay there?

If smell is strong or you have symptoms, stay elsewhere and ask a doctor.

Will painting over the walls fix smoke smell?

Ordinary paint will not. A specialized sealing primer can help after thorough cleaning, but paint alone over residue tends to let odor bleed through, and new paint may not bond well to dirty surfaces.

Do air purifiers remove smoke smell?

They can help with what is in the air. Look for activated carbon as well as HEPA filtration. They do not remove residue from surfaces, so they support cleaning and do not replace it.

Does vinegar work?

Bowls of vinegar or baking soda might slightly reduce odor in a small space, but will not remove residue. For anything beyond a very minor kitchen incident, they are not a real fix.

Why does only one room still smell?

Something in that room, or something connected to it by a duct or wall cavity, probably still holds residue. Check the closets, the vent and the wall shared with the fire area.

Can I wash soot off walls myself?

Light residue from a minor incident can sometimes be cleaned, but wiping heavy soot with water can smear and set it. Ask for advice before you start on anything beyond a small area.

Why Sump Pumps Fail

Does my insurance cover this?

Often only with a specific endorsement, so check your policy.

Do I need an alarm?

A simple water alarm is a useful early warning, especially if you travel.

How often should I test my sump pump?

Test before your wet season and more often if the pump runs frequently. NDSU's method involves lifting the float briefly and then running water through until the pump cycles at least twice.

Why does my pump run all the time?

The water table may be high, or the float could be stuck. A failed check valve can also return water to the pit, and an undersized pump can struggle. Ask a plumber to take a look if the pattern is new.

Why is the pump humming without pumping?

It may be jammed, air-bound or failing, or the discharge may be blocked. Unplug it before looking at it, and call a plumber if a simple check does not find the cause.

Will a battery backup keep up as well as the main pump?

Often not for long, because run time and capacity are limited. Check its rating and how long it runs, and consider what happens during long outages.

Can I pump into the sewer or my yard?

Rules vary by city, and many limit discharge to the sanitary sewer. Check with your local government or a plumber before changing the route.

Working With Your Insurance Adjuster

Do I have to accept what the adjuster says?

No. You can ask questions, send more information and raise a disagreement. Check your policy for the process and timelines, and contact your state insurance department if you need help.

Can my contractor speak to the adjuster?

Often, yes, and it may help them discuss the scope of work. Be careful about any document that gives someone authority over your claim, and read it first.

Can I start drying before the adjuster comes?

Generally you should act to prevent further damage, and that often includes drying. Tell your insurer what is being done, keep records and avoid permanent repairs until they've inspected or said otherwise.

What if the adjuster misses something?

Tell them as soon as you notice, in writing, with photos. Hidden damage often shows up later, so ask how they'd like you to report anything new.

Do I need a public adjuster?

Not necessarily. Some people find one helpful on a complex loss, but you pay for the service. Ask how they get paid and check with your state insurance department.

Will a claim raise my premium?

It might, depending on your insurer, state rules and claim history. Ask your agent, as rules vary.

Board-Up and Tarping

How long can a tarp last?

It is a short-term fix. Sun and wind wear it down, so plan the permanent repair and check it regularly.

Can I do it myself?

Ground-level windows may be manageable. Roofs, heights and fire-weakened structures are better left to professionals.

Do I need permission to board up after a fire?

Check with the fire department that the scene has been released first.

Does plywood damage my window frames?

It can if panels are screwed into the trim, but fixing into solid framing or using an inside brace limits this. Tell the crew which frames you want kept.

Will rain stop the tarp crew?

Light rain may not stop the work, but wet roofs are slippery, and lightning or strong wind can push it back. The contractor decides based on safety at the site.

Will I be able to get into my house afterward?

Usually, through one panel fitted with a hasp and lock. Ask for a key, and agree who else holds one.

Should I board up before my insurance company comes?

Generally yes, after taking photos. Tell your insurer what you are doing, and keep every receipt.

What if the fire department already put boards up?

Ask who placed them and whether they are meant to stay. Some are rough emergency measures that should be replaced with a fitted closure.

Do boards make my home more of a target?

They do announce that a house is empty, which is one reason for regular visits, good locks and a neighbor who knows the situation.

Burst Pipe Water Damage

Is a burst pipe covered by insurance?

Sudden failures commonly are, but long-term leaks and homes left unheated may be treated differently. Check your policy.

Can I repair it myself?

A small temporary clamp may slow a leak, but a licensed plumber should make the permanent repair.

Why is the damage so far from the break?

Water follows framing and pipes and pools at low points, so it shows up away from the source.

Should I keep the heat on after the pipe bursts?

Yes, in cold weather. Other pipes can still freeze, and drying goes better in a heated building. If the furnace or its wiring got wet, have it checked first.

Can I use my water again after the repair?

Once the plumber has pressure-tested the repair, normally yes. Run cold water first, and watch ceilings and walls below for new drips.

Is the water from a burst pipe clean?

It starts clean when it comes from a supply line, but it can pick up contaminants as it travels through walls and insulation, and it degrades as time passes.

Why did my pipe burst when it was warming up?

The split usually happened during the freeze, while the ice blocked the flow. You see the water only once the ice melts.

Should I open the walls myself to look?

Wait. Pipes and wires run in those cavities, and an insurer may want to see the damage. A moisture meter can often narrow down the wet section first.

Do I need a plumber and a restoration contractor?

Usually both. Read who to call first for how the two jobs fit together. The line at (833) 610-0241 handles the referral for the water damage side.

Fire Damage Restoration

Can I clean soot off the walls myself?

It is easy to make worse. Wiping or wet cleaning first can smear residue into paint. The guidance from most restorers is to leave it until the type of residue is known.

Will the smell go away by airing the house out?

Rarely. Odor comes from residue in porous materials and cavities, so it has to be removed at the source.

Is my house safe to live in?

Only the fire department or a building official can say. Do not rely on appearance, since hidden wiring and framing damage may remain.

How long does fire restoration take?

It varies widely. A small cleaning job may be short, while structural rebuilding involves permits and trades, so ask for a written schedule after assessment.

Who deals with the soot on my belongings?

Many contractors offer contents cleaning, either on site or through pack-out. Ask how items are tracked and returned.

Must I hire whoever my insurer recommends?

Often the choice is yours, though policies vary. Ask your insurer what applies. A call to (833) 610-0241 can connect you with an independent contractor for a second conversation.

Why is the crew removing things that look undamaged?

Porous materials may hold residue or water out of sight. Ask for the reason on each item, and for photos before removal.

Can a house be demolished if the fire looks small?

That decision belongs to the owner, the insurer and officials, based on structure and code requirements. Appearance alone does not settle it.

Is there a right season to rebuild?

Rebuilding can go ahead in most weather once the building is closed in. What matters most is that it stays dry, so keep tarps maintained during any delay.

Should I repaint as soon as cleaning finishes?

Wait until the contractor confirms the surfaces are clean and any sealer has been applied. Paint on its own does not deal with residue.

What if I smell smoke months later?

Warm weather can bring it out. Call the contractor, and ask them to check attics, ducts and any cavity that was left closed.

Flooded Basement Cleanup

Why does it keep happening?

Common reasons include poor grading, a failed sump, clogged gutters and a high water table. A restoration contractor handles the damage, while a waterproofing or plumbing contractor may be needed for the cause.

Is my homeowners policy enough?

Often not for outside water. Check the policy, and ask about a sump or sewer backup endorsement.

Can I use the furnace after a flood?

Not until a qualified technician has checked it, since water can damage controls and burners.

Will a dehumidifier be enough?

For dampness, perhaps. For standing water or wet walls, you will need extraction and more drying capacity.

Should I pump it all out now?

With a large flood from outside, ask first. Removing water too quickly while soil is saturated can stress basement walls.

Is an inch of water still a problem?

Yes. Even shallow water wets bottom plates, wicks up drywall and soaks whatever is stored on the floor.

Can I use a shop vacuum?

For a small, clean spill with the power safely handled, yes. It will not keep up with several inches of water, and it should not be used on sewage.

Should I open the basement windows?

In dry weather it can help, but in humid weather it can bring in more moisture. Ask the contractor once dehumidifiers are running, since they work best in a closed space.

Why does my basement smell even after it dried?

Odor usually points to wet materials left behind, such as carpet pad or the bottom of a wall. A reading in those spots will often find it.

Will the concrete floor be damaged?

Concrete generally handles water well, but finishes on it may not. Paint and adhesive can let go, and tile may loosen, so check the surface after it dries.

Should the sump pump be replaced after a flood?

Have it tested. A pump that ran for a long time or sat under silt may no longer be reliable, and why sump pumps fail explains what to look for.

Mold Prevention After Water Damage

Should I use bleach?

EPA does not recommend disinfectants as a routine step for mold, and killing it does not remove it. Dead spores can still cause reactions, so cleaning and drying matter more.

Do I need a mold test?

EPA generally says that if you can see or smell mold, you usually do not need sampling to know to deal with it. Testing can make sense for hidden problems or health concerns.

How quickly can mold appear?

EPA advises drying within 24 to 48 hours to help prevent growth, so treat that as your working window.

Does an air purifier solve it?

It can reduce airborne particles but will not fix a moisture source or remove growth.

Should I test for mold?

EPA generally says visible growth does not need sampling to act. Testing is more useful for hidden problems.

Do fans alone prevent mold?

They help on clean water but do not remove moisture from the air. Without a dehumidifier or outside air that is drier, the room can stay humid.

Can I keep my carpet if it dries in time?

Possibly, when the water was clean and the drying was fast. Soaked pad often needs to go, and sewage-affected carpet should be discarded.

Will an ozone machine stop mold?

Do not rely on it. Moisture control and removal are what work, and ozone can harm health. Keep people out of any treated space.

Is black mold worse than other mold?

Color does not identify a species, and CDC says you do not need to know the type in order to act. Treat all of it the same way: remove it and fix the moisture.

How do I know if drying is finished?

Moisture readings should match those from an unaffected spot, and the structural drying log should show how readings changed over time.

Can mold grow in winter?

Yes. Cold exterior walls can collect condensation, and a tightly closed house can trap moisture in closets and corners.

Sewage Backup Cleanup

How serious is the health risk?

Sewage can carry bacteria, viruses and parasites, so anyone with health concerns should stay away and seek medical advice after exposure.

Who pays when the city sewer backs up?

It depends on your policy and local rules. Ask about a backup endorsement and report the event to the utility.

Can the smell be removed?

Yes, usually, once contaminated materials are gone and surfaces are cleaned and dried.

Can I just use bleach and a mop?

Not for anything beyond a very small spill on a hard surface. Bleach does not reach what has soaked into porous materials, and mopping tends to spread contamination.

Can my family sleep at home during a backup?

It depends on the location and the extent. Upstairs bedrooms in a home with a contained basement backup may be fine, but with no working toilet, or with odor throughout, a short stay elsewhere makes more sense.

Does gray water count as sewage?

Wash water is less contaminated when fresh, but it worsens with time and can be treated more strictly after it sits. Toilet water that has come up from the main line is treated as sewage.

Should I run fans to clear the smell?

Not until cleanup is done. Fans can spread contaminated particles and aerosols through the house.

How long before the room is usable again?

Only after materials are removed, surfaces are cleaned and sanitized and readings show they are dry. Ask for a clear sign-off.

Do I need to report it to anyone?

If the public sewer is involved, tell the utility. Some utilities have a claims process with short deadlines, so ask them about it soon.

Smoke Damage Cleanup

Can I just repaint over smoke stains?

No. Stains and odor bleed through paint unless the residue is removed and the surface is properly sealed.

Are soot and smoke harmful?

They contain fine particles that can irritate lungs, so limit exposure and wear a respirator if you must be inside.

Do ducts always need cleaning?

Not always. Ask for photos of soot inside the ducts before agreeing to it.

How can I tell soot from dust?

Soot is finer and oilier, and it smears when rubbed. A dry chemical sponge drawn gently across the surface leaves a dark mark where it has lifted the residue.

Can smoke damage be hidden in a house I am buying?

Yes. New paint can cover smoke stains, but smells may come back in warm weather. Ask for fire records, and have the attic and ducts inspected.

Why do my windows look hazy?

Residue clings to cool glass. Acidic soot left too long can etch it, so have it cleaned sooner rather than later.

Does a house fire smell ever fully go?

It usually can when residue and contaminated materials are removed, though closed cavities that were skipped are a common reason it returns.

Are candles and air fresheners helpful?

No. They add fragrance and, in the case of candles, more soot. Wait until cleaning is complete, then let the house air out normally.

Who can look at a smell that will not go away?

The referral line, (833) 610-0241, can put you in touch with someone who checks attics, ducts and closed spaces for residue.

Structural Drying

Why are holes being cut in my wall?

Small openings let air reach closed cavities, which can avoid removing a full wall.

Can I turn the equipment off at night?

It is best not to, as stopping slows the process. Ask first if noise or power is a problem.

Why does the room feel so warm?

Dehumidifiers and air movers release heat, and warm air helps evaporation.

Can a wall be dried without being opened?

Sometimes, when it has no insulation or vapor barrier and it got wet only briefly. Readings on both sides will show if it is working.

Why are readings different between pin and pinless meters?

They measure in different ways and at different depths. Readings are compared on the same meter at the same spot, not across meters.

Should a home stay heated during drying?

Usually it should be kept at a comfortable temperature, but the contractor may adjust the thermostat. Ask before changing it.

Can I use my own dehumidifier?

It helps with minor dampness or with keeping levels down afterward. A household unit will rarely keep up with a soaked room.

Do dry readings mean mold cannot grow?

They mean moisture is no longer feeding it. Existing growth still has to be cleaned, and new leaks can start the problem again.

Who should I call for readings on a job already finished?

The line at (833) 610-0241 can link you to a different contractor for a second set of readings.

Water Damage Restoration

Can I dry it myself with fans?

A small, clean spill caught early often can be. Fans alone rarely dry wall cavities, subfloors or insulation, so larger losses usually need meters and dehumidifiers. Start with what to do after water damage.

Does insurance pay for this?

That depends on your policy and the cause. Sudden pipe breaks are treated differently from flooding, which standard homeowners policies generally exclude. Ask your insurer, and read working with your adjuster.

How do I know if water got inside the wall?

Look for bubbling paint, a soft baseboard or a musty smell, but a moisture meter is the reliable check, because a wall can be wet and look normal.

Will my floors have to come out?

Not always. It depends on the material, the water category and how long it has been wet. Sealed tile often stays, while laminate and carpet pad often do not.

Can I stay at home during the work?

Often yes after a clean leak. Contaminated water, heavy tear-out or noisy equipment in bedrooms can make a short stay elsewhere more practical.

Is Water Damage First the company doing the work?

No. Water Damage First only makes referrals by phone. Independent contractors carry out the jobs, so put questions about licensing, insurance and scope to them directly.

Should I wait for the adjuster before calling anyone?

Generally not. Policies commonly expect you to limit further damage. Take photos, tell your insurer and keep whatever you remove if they ask you to.

What about a leak that happened weeks ago?

It can still be assessed. Expect moisture readings, a closer look for mold and possibly a harder talk with your insurer about when it began.

Can water damage affect my electrical system?

Yes. Water can follow wiring into boxes and panels. Have an electrician check anything that was wet, even if it seems to be working.

How do I find out whether something needs replacing or just drying?

Ask the contractor to explain the decision for each material, based on the water category and on readings, and to show you photos. If you are unsure, read the guide on wet drywall.

Water Extraction

Does extraction dry the house?

No. It removes liquid water. Walls and subfloors still need dehumidifiers and air movers.

Should I lift the carpet myself?

Wait if you can, as wet carpet is heavy and tack strips are sharp. Your insurer may also want to see it first.

Can extraction save my carpet?

Sometimes, with clean water caught early. The pad usually goes, and sewage-affected carpet is generally discarded.

How much water can a carpet hold?

More than most people expect, mainly in the pad. That is why weighted tools pull so much more than a wand pass over the top.

Can I run my HVAC while water is on the floor?

Check with the contractor first, particularly if there are floor registers or if the air handler got wet. Air movement can spread moisture and odor.

Why does the crew want to run hoses through my front door?

It is often the shortest clear path. Ask for floor protection along the route, and let them know if a pet or a child might get out while the door is propped open.

Is a little water left on the concrete okay?

Yes, for the moment. A thin film is left for the dehumidifiers to take up, since pumps and wands can only remove so much.

What if water keeps coming back?

Stop and find the reason. It may be an active leak, a rising water table or a failed sump. Extraction cannot get ahead of a source that has not been stopped.

Do I need extraction after a ceiling leak?

Sometimes. Water from above often lands on carpet, so the floor may need it, while the ceiling and attic need drying instead.

Questions

Frequently asked

Still have a question?

A two-minute call usually answers it.

Call Now(833) 610-0241

Are you a contractor?

No. We are a referral service, and your call connects you with an independent contractor.

What should I do first after a leak?

Stay safe, shut off the water and take photos. See the first hours.

Is soot dangerous?

It contains fine particles, so limit time in affected rooms until it is cleaned, and follow fire department advice about reentry.

How fast does mold grow?

EPA advises drying wet materials within 24 to 48 hours to help prevent it.

Does insurance cover floods?

Standard homeowners policies generally do not, so ask your insurer about separate coverage.

Do you serve my area?

We have local pages for certain markets, and availability varies. See our local pages or call and ask.

Who does the work?

An independent contractor. We connect the call, and any agreement is between you and that business, so check licensing and insurance yourself.

What should I say when I call?

Say where you are, what happened, when it began, and whether water and power are off. That gives the contractor enough to start.

Can I stay in my home during drying?

Often yes after a clean water leak, though the equipment is loud. Sewage, heavy mold or fire damage may make it a bad idea, so ask the contractor and check with your insurer about living expenses.

Should I wait for the adjuster before doing anything?

Do not wait to protect the property. Stopping water and covering openings are usually expected. Photograph first, keep receipts and hold off on permanent repairs until you have spoken with your insurer.

Will my smoke smell go away on its own?

Usually not, since it comes from residue in porous materials. It generally has to be removed at the source. Read about smoke damage cleanup.

Can I use a shop vacuum on water?

For a small, clean spill, yes, if the area is electrically safe. Do not use one on sewage, and never use a household vacuum.

Is a wet ceiling dangerous?

It can be. Sagging drywall can hold a lot of water and fall suddenly, so keep people out from under it and turn off nearby lights at the breaker.

Are the pictures on this site real jobs?

No. Images show typical situations and many are AI-generated.
